The real estate buyer in recent years has had their search made much much easier since the arrival of the internet. Once upon a very long time ago real estate agents would actually have to travel across town to pick up the key for a prospective showing after spending hours going through the multiple listing book looking at the listings with their clients.

Local Realtors and the MLS

Imagine if you were one of the agents that was born and bred in that community and had a life time of real estate memories that you could impart to your buyers. The real estate agent basically had the ability to create a virtual tour of the community and homes by recalling homes they had seen previously or had sold. They were seen as a walking resource that the buyer could rely on and ask questions to get a feel for that market.

The use of the internet and todays MLS

Today, the internet savvy buyer has all sorts of information at their finger tips by utilizing the internet.

One such resource is the Multiple Listing Service (MLS) that enables the buyer to search on line all the homes listed in the data base of homes listed by realtors who choose to make their sellers information available to the public.

Sites such as www.NashvillesMLS.com actually enable the buyer to log in and create their own search profile and focus their search on any number of areas using the interactive mapping technology.

A 24 hour virtual open house!

Now the buyer has access to search "virtually" all the homes available from the comfort of their own home. If they are researching different markets as a possibly to relocate to, then they may be able to weed out different markets just because of availability of homes in their price range without even having to go to the expense of driving or flying to that town or city. They basically have online access to a 24 hour virtual open house.

 Now a buyer can do a lot of the research in terms of the looks, price, amenities, number of bedrooms etc so that they can then liase with their realtor who can use his or her local knowledge to answer questions about drive times, how to access school reports, what the local restuarants are like, if there is a good live music scene, where to find a good dog trainer etc etc.

 

The Realtor as a Resource

Now the realtor is being used a resource of information that can't easily be found on the internet as well as for thir knowledge and skills when it comes to the actual real estate market.

In many ways the role of the Realtor has changed but in many respects has remained fundementally the same. The buyer just has more access to information and data that can help the narrow doen thir search but they will still rely on the traditional strengths of the Realtor...knowledge oif the market and the ability to negotiate a good deal.

Realtors that work together in teams also have the advantage of being able to offer their clients the knowledge and resources of all their team members.
