List Price And Final Sales Price Fluctuations Of Homes In Nashville Tenness...
The List Price
It used to be that when a person wanted to sell their home they would contact their realtor, or interview 3 or 4 realtors, and through an analysis of the market sales statistics come up with a potential listing price for their home.
As with most subjective processes there is usually a range of opinions on the best price to list the home at, the seller usually wanting a higher list price and the realtor trying to strike a balance to reflect the recent sales activity and keep the seller happy without over pricing the home.
The Sales Price
In reality there has always been a price range that the home will sell for. There is the absolute maximum that can occur when the perfect buyer believes they have found the perfect house and… Read Full Post
Buying A Home In Nashville Tennessee
It would seem that with all the negative reports in the media that real estate sales are set to hit record lows, builders and developers will be going out of business and 9 out of 10 homeowners will be facing foreclosure in the next 6 months!
I have to say that in Nashville we really haven't seen any decline in the demand for information about the real estate and homes for sale. Inquiries are actually up around 30% from this time last year for our team, The Ashton Real Estate Group.
What is noticeable though is the attitude and state of mind of the buyer. The media helps to build up peoples expectations and preconceived ideas so all the talk of the mortgage sub prime crisis, the possibility of a $8 gallon of gas, the possible government bail out of…

Fairvue Plantation, Gallatin TN
Fairvue Plantation is conveniently located in Gallatin just minutes from the new Vietnam Veterans Expressway which leads to I65 and ultimately provides a quick and easy connection to the new Indian Lake Shopping center in Hendersonville as well as making the commute to down down Nashville a mere 30 minutes away.
Fairvue Plantation has the distinction of being the only golf course community, along with its sister development Foxlands, on a lake in the Greater Nashville area. if you want to live on the lake and play golf then you only have one choice,,,,well two if you count Foxlands as a separate community ;)
The recent announcement by the army corp of Engineers that the development has been approved for a…

If you are considering a move to the Nashville Tennessee area and living on a lake is one of your main criteria the Nashville has a number of opportunities for you starting around the $400,000 mark for a 3 bedroom 2 bath 2000 sq ft home.
If you then add to that search profile the desire to live on a golf course and live on the lake then your opportunities for all of Nashville suddenly narrow down to one choice namely Fairvue Plantation in Gallatin which is one of the premier golf course communities in the Greater Nashville area and more specifically the only golf course community on the lake (Old Hickory) although the sister community of Foxlands is now taking shape as the golf course is now open.
The appeal of living in golf course community is…

I'm originally from England and the price of gas in the US (petrol for me) has always been a source of envy for the Brits. The price per gallon in England ( although they use litres now) is probably close to around $6! The effect of this is to drive the auto makers to produce smaller more economical cars.
The hybrid seems to becoming more and more popular and as the $4 gallon looms ahead I'm seriously considering trading in my gas guzzling Navigator for a green machine ....saving me some green too...as well as helping to save the planet :)
The other aspect of the rising price of fuel is the impact it has on the buyers decisions when it comes to choosing the next home and the location. In the past if some one wanted a 5 bedroom home with a couple of…

Golfing in Nashville Tennessee
I have some clients that have a preference for the area to the South of Nashville within 25 mins of the city. The school system is recognised as being one of the best in the country and Williamson County strives very hard to maintain that reputation. Also the fantastic and extensive shopping facilities at Cool Springs and also the boutique stores in downtown Franklin and The Factory stores all add to the appeal. When they are also considering golf course communities and golf homes Brentwood and Franklin primarily are the areas that immeadiately spring to mind.
Westhaven, in Franklin Tennessee, is the newest development in the area and is soon to open a private golf course.
Westhaven is tremendously beautiful and very…
Buyers Return To Nashville Real Estate
Showings Are Up
There has been so much negative talk in the recent months about the collapse of the real estate market and the bubble bursting that as a member of the public you had to have some concerns as to wether you should even be thinking about looking at real estate! Well it seems in the past 3-4 weeks that the home buyers have decided to brave the real estate world and start looking on line for homes.
In Nashville Tennessee, my sites are linked into the MLS data base and as such are used regularly by buyers looking to examine the market and see what is available. I have noticed a definate upswing in the number of people registering to search on the site and also the subsequent inquiries about homes which the leads to actual showings.
The agents…

The Down Market Brings More Than Prices Down
I've been a realtor since March of 2001, and like any business that involves people, I have come in to contact with realtors of all shapes, sizes, backgrounds, intelligence, nationality...basically the whole range of types and personalities.
Nashville really hasn't seen a collapse in the real estate market but the demand has been reduced from the sellers market of 2005-2006. Agents that had only been in the business for a few months were introduced to a world of multiple offers and the ability to work hard and make a good living. Now that environment has changed and so its seems have the ethics of some of the people involved in the Nashville real estate business.
I have managed to secure the exclusive rights…
