New Condo Project Is Changing Mississauga's Skyline

A grand condo project; is in the process of being build in Mississauga city centre. An urban village that will be housing over 10,000 residences uses newly applied urban design with pedesterian friendly streets, shops and recreation. A total of 16 high-rise towers will be build on an entire city block.

What is also unique about parkside village condos is that geothermal energy is used for part of the air-conditioning system. This will result in lower energy cost and environmentally friendly technology. Although this project will take more than five years to complete; it should create business for real estate sales people once resale activities start to take place.

New Listing Overwhelmed With Showings.

Just listed a 4bedroom house in Mississauga. Believe it or not, I had 41 showings in 5 days. To my surprise there have been no offers yet. Two agents called because their clients like the house very much and they wanted to prepare an offer. The house is on the market for 6 days now and I expect to sell it next week (hopefully).

With mortgage rates so low; home ownership is very affordable these days. This is the message that needs to get across to buyers. Many home buyers are excited to learn that monthly mortgage payment for a $300,000 home is roughly $1200.

Multiple Offers Are Back.

 Toronto's Real Estate have been experiencing a low number of sales and falling prices since second quarter of last year. By the end of 2008 homes stayed in the market for a long time with no or little showings booked. At times, even lowering price bellow market would not help. Buyers were reluctant to put an offer on a property simply out of fear of falling prices further.

This trend resulted in too many expired listings and too many hesitant buyers who are ready to make a purchase but won't go for it. Then there are some home owners who could not hold on to their homes and returned the keys to the bank. So now we are seeing powerofsale homes popping up in some areas of the GTA.

Is This The Start?

In light of the downturn in the real estate market, most buyers are holding on to their money and are not actively searching for homes. However, there is a new trend emerging as some of the past clients are contacting their agents and showing interest in buying Power of Sale properties sold by the banks.

Latest statistics show that Canadian real estate prices have not gone down sharply and there are many provinces where home prices have gone up by 17% in 2008.

In my view marketing Power of Sale home to first time buyers and investors may be one of the best business strategies start off the new year.
