Naples Real Estate Sales Update - January to June 2007

Naples is considered the "Crown Jewel" of Southwest Florida's coastal cities. It is very well known for its 5th Avenue shopping, artists, world class resorts, mansions, and famous residents.
Naples Home Sales Jan-Jun 2007:
- 856 Closed Sales
- Average Sales Price - $1,057,057
- Average Days on Market - 197
- Price/Sq. Foot - $350.93
Naples Condominium Sales Jan-Jun 2007:
- 1058 Closed Sales
- Average Sales Price - $628,726
- Average Days on Market - 179
- Price/Sq. Foot - $308.76
In comparison with 2006 sales data, we've seen a 4% decrease in the average price for homes and a 10% decrease in the average price for condominiums. Average days on market rose by 46% for homes and 47% for condominiums.
Like many cities in Florida, Naples has an oversupply of properties currently on the market. However, because it is such a highly desirable place to live, it's easy to see from the sales numbers that Naples is not suffering like many other areas from the slowdown in the real estate marketplace.
A mistake many potential buyers make is to think they could not possibly afford to purchase a property in Naples. The reality is another matter all together. The city offers a wide variety of living options and price ranges. For example, there are well over 1500 condominiums currently on the market for under $350K and over 1000 homes for under $500K.
