The mid year city of Ft. Myers Beach real estate sales statistics for both homes and condominiums are listed below. Ft. Myers Beach is located on Estero Island and is the "happening" locale on Southwest Florida's Lee Island Coast. Crossing the Sky Bridge from Ft. Ft. Myers Beach Condominium Sales Jan-Jun 2007*:

  • 83 Closed Sales
  • Average Sales Price - $564,083
  • Average Days on Market - 180

In comparison with 2006 sales data, we've seen a 6% decrease in the average price for homes and a 3% decrease in the average price for condominiums. Average days on market rose by 20% for homes and 61% for condominiums.

Like many cities in Florida, Ft. Myers Beach has an oversupply of properties currently on the market. However, because it is a island resort destination and a highly desirable place to live, it's easy to understand why property prices have held fairly steady in comparison with other areas in Southwest Florida.

A mistake many potential buyers make is to think they could not possibly afford to purchase a property on Ft. Myers Beach. The reality is another matter all together. The city offers a wide variety of living options and price ranges. For example, there are over 90 condominiums currently on the market for under $350K and over 60 homes for under $500K.
