Naples Real Estate Sales - January to September 2007

The January thru September Naples real estate market statistics for both homes and condominium sales are listed below. Naples, known as the "Crown Jewel" of SW Florida's Gulf Coast, is a truly cosmopolitan, quaint, and cultural city that has transformed itself into a dynamic international and world renown destination.

Naples Home Sales Jan-Sept 2007*:

  • 1415 Closed Sales
  • Median Sales Price - $480,000
  • Average Sales Price - $922,884
  • Average Days on Market - 187
  • Price/Sq. Foot - $315.56

Naples Condominium Sales Jan-Sept 2007*:

  • 1455 Closed Sales
  • Median Sales Price - $307,000
  • Average Sales Price - $588,276
  • Average Days on Market - 180
  • Price/Sq. Foot - $294.10

In comparison with 2006 sales data, we've seen a 6% decrease in the average sales price for homes and a 8% decrease in the average price for condominiums. Average days on market rose by 36% for homes and 31% for condominiums.

Like most cities in Florida, Naples has an excess of inventory. The upside is that buyers have a wide variety of homes or condominiums from which to choose and in many of its more well known communities like Lely Resort and The Vineyards, there are some really well priced properties available.

In addition, many of the builders in new construction communities are offering sales incentives like never before. The key to finding these deals is having a knowledgeable professional representative that can guide and assist you in finding just the place that's right for you and your family. 

Unfortunately, a mistake many potential buyers make is to think they could not possibly afford to purchase a property in Naples. The reality is another matter all together. The city offers a wide range of living options and prices. For example, there are well over 1500 condominiums currently on the market for under $350K and over 1000 homes for under $500K.
