The first quarter 2008 Bonita Bay real estate market statistics for both homes and condominiums are listed below. Bonita Bay is Bonita Springs premier gated community and is a highly sought after place to live. Encompassing 2,400 acres, Bonita Bay is also the flagship community of the Bonita Bay Group here in Southwest Florida. More than half the community is devoted to open space, including three Arthur Hills-designed golf courses and 12 miles of biking and walking paths. Golf club members also have access to two Tom Fazio courses at the Bonita Bay Club East. Located on more than 1,000 acres of Cypress wetlands, there will be no residences permitted at Club East and these courses are enclosed by natural Florida surroundings providing a pure golfing experience.

• Average Sales Price - $1,511,000
• Median Sales Price - $1,122,500
• Average Days on Market - 232
• Price/Sq. Foot - $378.45

Bonita Bay Condominium Sales Jan-Mar 2008*:

• 22 Closed Sales
• Average Sales Price - $383,045
• Median Sales Price - $409,000
• Average Days on Market - 198
• Price/Sq. Foot - $184.05

High Rise Condominium Sales Jan-Mar 2008*:

• 5 Closed Sales
• Average Sales Price - $1,511,000
• Median Sales Price - $1,775,000
• Average Days on Market - 188
• Price/Sq. Foot - $363.26

In comparison with the 2007 sales data, we saw a 13% decrease in the number of home sales and a whopping 275% increase in the number of condominium sales. The average price for homes rose by 19% while the average price for condominiums fell by 13%. Average days on market rose by 36% for homes and 41% for condominiums. High rise condominiums saw their number of sales decrease by 37%. Average price dropped by 2% and average days on market dropped by 43%.
