Pelican Landing Real Estate Sales Update - January to September 2008

Pelican Landing is an upscale gated golf community with excellent amenities and is considered one of Bonita Springs premier gated communities. Pelican Landing distinguishes itself by being the only community in the area to own a private barrier island on the Gulf of Mexico. The island includes a 32 acre beach park that residents have daily access to via a community run boat shuttle service. Other amenities include the Pelican's Nest Golf Club with two 18 hole Tom Fazio designed golf courses, a state of the art 4,400 square foot fitness center, a championship tennis facility, a new community center with a full time activities director and a canoe and kayak park.

- Average Days on Market - 179

Pelican Landing Condominium Sales January-September 2008*:
- 50 Closed Sales
- Average Sales Price - $284,994
- Median Sales Price - $263,500
- Average Days on Market - 175
- Price/Square Foot - $162.15
In comparison with 2007 sales data, we saw a 12% decrease in the number of home sales and a 96% increase in the number of condominium sales. The average price for homes fell by 20% while the average price for condominiums fell by 22%. Average days on market fell by 6% for homes and rose by 30% for condominiums.
There are currently 36 homes and 67 condominiums for sale in Pelican Landing. Examples include homes in The Cottages and Pinewater Place for under $600K, in Heron Cove for under $500K and in Bay Crest for under $400K. Condominiums include 24 units in Creekside Crossing, Cypress Island, Lakemont Cove, The Reserve, Sawgrass Point, Southbridge, Mystic Ridge, Sanpiper Greens, Sandpiper Isle and The Pointe all for under $300K.
