Estero Real Estate Sales Update - January to June 2009

Estero is ideally located between Ft. Myers and Naples is currently in the process of building and developing wherever you travel in the area. Developers are offering every type of community you can imagine, from large gated and planned communities, to smaller town centre type projects where the amenities are built around a self-contained lifestyle.
Estero, Florida Sales Data
Estero Home Sales January-June 2009*:
- 270 Closed Sales
- Average Sales Price - $266,218
- Median Sales Price - $226,500
- Average Days on Market - 140
- Average Sales Price/Square Foot - $123.63
Estero Condominium Sales January-June 2009*:
- 209 Closed Sales
- Average Sales Price - $147,935
- Median Sales Price - $124,900
- Average Days on Market - 143
- Average Sales Price/Square Foot - $95.72
In comparison with 2008 sales data, we saw a 4% increase in the number of home sales and a 11% increase in the number of condominium sales. We also have seen a 33% decrease in the average price for homes and a 38% decrease in the average price for condominiums. Average days on market fell by 9% for homes and rose by 10% for condominiums.
The city offers a wide variety of living options and price ranges and in many of the more well known communities like Rapallo and Stoneybrook there are some really well priced homes or condominiums available.
