How Does The Minimum Wage Hike Effect Campbellsville Kentucky Real Estate?

photo gwilliamja

We are at war, but the big fight is not against foreign terrorism.  After all, how many crimes / terrorist acts are committed daily our local law enforcement officers are dealing with?  Is stealing a candy bar an act of terrorism?  I will say without a doubt, "Yes".

War has been wages against the edcuated middle class of the United States and of course we're too blind to realize it.  As a public school teacher with a Master's Degree, I make around $9 per hour.  My W2 will say nearly $40,000 per year minus taxes.  When the federally mandated minimum wage reaches $7.50+- per hour, essentially that means middle class America will be taking a pay cut.

To make things more clear so those of you who have difficulty understanding math, let's just say we passed…

Costs Of Kentucky Real Estate - Cattle Land Vs. Development Land

photo gwilliamja

At what point will our local Kentucky cattle farms completely sell out?  It boils down to pride and family heritage vs. money.  Fortunately for the state of Kentucky, we are in the Bible belt where pride and honor is practically worn on the cowboy belt holding up our pants.

I don't know if there is an answer to our "stuggling farmer" situation.  The bottom line is if selling off farms wasn't financially beneficial to the farmer, they wouldn't be selling of it the first place.  Also, other Kentucky farmers should be happy.  Reason:  The fewer and fewer farms there are around, the more valuable their crops become.   With Kentucky real estate values going nothing but up, taxes do go along with it, but that is not an arguement for farmers.  They pay small…

Be Careful Of Kentucky Real Estate Auctions.

photo gwilliamja

How can a Auction company have a buyers bidding AGAINST EACH OTHER, however they are bidding on DIFFERENT PIECES OF PROPERTY!  Does this seem corrupt or border line fraud to you?  Read for yourself and decide.

Before you go to a Kentucky real estate auction, you really need to read my opinion first.

Normal home real estate auctions are a great resource to potential investors, first time home buyers or even new home builders looking for a good flip.  I'll even say that normal land auctions are a great place to find property as well.

MY MAIN POINT!  I went to a real estate auction the other day south of Louisville Kentucky.  The auction was set-up like this...and it is going to sound confusing, but I'll do my best.  There was 150 acres for sale in…

Real Estate Yard Signs...Do They Work?

photo gwilliamja

The last statistic I heard that pertained to the marketing of real estate with a yard dign, at least in the Louisville area, was back in 1998.  7% of all home sales were contributed to that fact that somebody called and bought a piece of real estate based upon a sign for sale put in the yard.  Does anyone have any current figures?

Since the spawning of online real estate marketing, I would bet that figure is not probably down to 2%.  Online marketing has came a long way in ten years.  Certain market niches have came quicker, but real estate brokers a learning more and more about the importance of a great online presence.

So if anyone has any statistics, please e-mail them to me.  I'm particularly interested in the Louisville Kentucky… Read Full Post

CEO Of Real Estate Webmaster's Challenge Relating To Louisville Kentucky Re...

photo gwilliamja

The CEO proposed a challenge to his local realtor.  He is performing a study to decide on whether or not his very powerful real estate website can sell his personal property quicker than a local real estate person in the community.  I told him that my money was going to have to go the local realtor, but I want to clarify my opinion.

I can only speak on the probability of the scenario happening in Louisville Kentucky.  Real estate markets are different everywhere in the world, so that needed to be said.  The fact is, once the newely listed property is put on the local MLS service, it will be instantly marketed by 1,00's of local real estate people.  These 100's of realtor will forward this new property listing to 1,000's of potential buyers.

When the new…

Why Is The Northern Michigan Real Estate Market So Bad?

photo gwilliamja

How many people does not know why the northern Michigan recreational real estate market is bad?  Forget about gas prices.  Gas prices are relative to how much people make, so if everyone is making great money, gas is not the root of the problem.  Yes, it is the automotive industry.  Many of the factory workers blame management for now revolutionizing the industry such as the foreign car makers have.  Well, I blame management for now firing all of these low-skilled workers and hiring new ones at minimum wage!  Unions and attorney are killing this country and this is just another example of how it is effecting the rest of us indirectly.

How can someone make $25 per hour on a job that takes them a week or two to learn?  Why did I have to go to college and…

To List Or Not To List Your Property W/ A Realtor

photo gwilliamja

Many potential sellers would love to sell their home on their own, but are not sure what to do.  Most real estaet professionals will tell the, "go for it".  Sellers should at least try for a few weeks putting up the "For Sale By Owner Sign".  If you happen to sell it, great!  If  you do not, you only lost a few hundred dollars in advertising with the shot to save thousands.  It will make both you and your chosen realtor happy.  Consequently, down the road you will not be such a high pressure seller constantly badgering the real estate professional should your home not sell timely.  100% of the time the reason a piece of real estate has not sold is because the seller wants too much money.
