If you were watching the Today Show this morning you would have heard that Lexington was just named by Children's Health Magazine one of the top cities in the United States to raise children. That would be #6 out of a 100 cities based on 29 quality of life variables. The University of Kentucky is central to many things in the Lexington area. Noted for it's basketball program, the football team has been very competitive in recent years but unfortunately almost all the schools in the SEC have extremely good teams.

Several important new consumer friendly Federal Reserve regulations become effective July 30, 2009, all positive for borrowers. Here are just a few:

1. Lenders will be required to deliver a copy of the real estate appraisal to you, the borrower, three business days before the scheduled close of the loan. With appraisals more often a sticking point these days, this will be a good thing for Realtors as well as it will provide a better opportunity to work the problem if one exists between the sale price and the appraisal.

2. Lenders will be required to provide you with initial disclosures of your estimated mortgage costs within three business days of your loan application. And more importantly, lenders will not be allowed to collect any fees....except a…

Lexington has many nice neighborhoods including the historic Gratz Park area downtown which is surrounded by wonderful antebellum homes. Gratz is one of more than a hundred parks comprising over 4000 acres in the City. Another lovely old area, southeast of downtown, is the Ashland neighborhood, which grew out of the estate of 19th-century Kentucky statesman, Henry Clay. A newer very stylish community called Beaumont is worth a look on the East side where you will find many large new homes in a more rural setting.
