I was going to write something about the spike in Foreclosures in the Sarasota area (83 % from last month) but, I decided not to beat that drum today.  So, I wanted to tell you that Sushi Sells real estate.  Yup!  I was sitting at the bar of my favorite Sarasota resturant , Pacific Rim and met a nice couple from Indy.

At somepoint early on , I asked them what brought them to town beside the obvious , the weather of course.  They said they were looking for a second home or condo on Siesta Key.  I said, what a coincidence I am a realtor.  So, I bought them another drink and took them out the next day and showed them the area and they are considering making an offer on a condo.

I read a recent article in the local paper and it quoted my colleague Steve Detoit from Keller Williams and he said , "people have cocooned" because they are scared to buy at the moment.  November sales in Sarasota were down 13 percent and the median price has fallen 35 percent from a year ago.  Everything you read, hear, and watch in the media is bad.  People losing jobs, people ripping people off,  you get the picture? 

We just have to remain positive and look at FEAR as just a regular emotion like happy, sad, anger, and on and on.  But no emotion is going to last forever!  I mean, we're not sad all the time.  We don't walk around angry all the time, at least most of us don't .  And, we don't walk around in FEAR all the time, at  least those who aren't…

I was just cruising the recent solds for Siesta Key real estate and found this 4500 sq/ft on Midnight Pass Rd with bay views and direct bay acces sold DEC 08 '08 (public record) for $1.650m. Historically, this home was orginally listed for $4.5million back in Jan of '06 and subsequently listed 5 additional times before closing this month. Obviously, the original listing price of $4.5 was wishful thinking but, you can't discount the fact that prices for Sarasota Real Estate have tumbled dramatically and will continue to lend itself to a buyers market for a very long time.

This condo on the north end of Siesta Key is an example of how far things have fallen. This classy little 1200sq/ft condo  listed for $266k with direct Gulf views. You are litterally 70 feet to the Gulf of Mexico. From your living you can see the Gulf and the pool steps away. I can remember before I got into the real estate biz, of buying a unit down the street for $289k in 2001 and passed on it.  Well, I might make the dream come true again as the prices continue to go down and the foreclosures go up, we'll remain in a buyers market for years.. This really is a perfect storm buyers to grab something that'll enjoy and appreciate coming to with their families for years to come.

Midnight Pass was a cut through to the Gulf of Mexico from the Intercoastal Water Way (ICW) until about 25 years ago when two home owners on both sides of the pass rented bulldozers and closed the pass off in self-centered effort to save their beaches.  But, what they did was restrict the water flow between the ICW and the Gulf of Mexico and basically change the whole ecosystem in the pass. 

First and foremost, it's amazing they could get away with closing the pass and it's more amazing that the county and state couldn't agree to reopen it in a timely fashion instead of wasting 25 years and spending about $1million on studies, attorney fees etc....
