Why buy a NEW HOME instead of an existing property?
As an INVESTOR or owner occupier buying a home is no everyday thing. In deciding which option to take in buying a home requires practicality and a lot of research. Don't you prefer a NEW house rather than a used one? However, many people still go for a second hand property meaning homes that are already existing due to budget constraints. Usually they are sold at a lesser price in comparison to a brand new one. But the question is:
Is it really more economical and practical to buy an existing property than to buy a NEW home?
I. Maintenance Woes
It is a common misconception that buying a new home is more expensive than buying an existing property. Technically, this is true. The figures can say it all. But the thing is that many people neglect the fact that cost can sometimes drain you when it already comes to maintenance.
Maintaining a home is an old paradigm to almost all consumers or homeowners. Maintenance equals work. Just as with your car, where you change the oil on a routine basis before it affects performance, the same applies to your home.
But this does not necessarily mean that maintenance can be directly applied to an existing home. That is because, with an existing property, maintenance is not the main issue, it is the remodeling, which can really cost a lot compared to other home expenditures.
Maintenance goes well with a new home. You need to keep a new home clean and attractive before it looks bad. Hence, you try to maintain the new look that it has from the day it was built up to the day you have finally decided to own it.
With an existing property, you do not have to maintain it. With its who-knows-when construction, most often than not, you have to do more fixing than maintaining. Proper maintenance need not cost any more than what you currently spend for once or twice a year restorative maintenance. And even if restorative maintenance yield good results, still, it dwells more on fixes that are for short periods of time.
Well, isn't it much easier and less expensive to keep a new home well maintained than it is to restoratively maintain an existing property ?
II. Betting on Your Bet
With a new house, you get to choose the interior designs you want or employ the best colors for your walls and ceilings. That is almost painting a new color on a blank wall and incorporating a new design on a plain façade.
With existing properties, designs are, most often than not, already existing. Just imagine the effort of removing all those designs first and keep a blank background before you can incorporate your own design. Unless, of course, you are talented enough to modify an existing creation and make it look good as you would want it to be.
III.Guarantee and Assurance
If you buy a new home, you could be sure of its durability and efficiency. Builders would never sacrifice their name for something that can easily ruin their credibility and reputation.
Hence, buying a new home will always give you that sense of assurance that everything will be alright because you have everything new and original.
With resale properties, you would have to debate on the fact that the seller was not able to see thoroughly if his house is still safe or if something goes wrong, you as the new owner have to deal with the problem afterwards.
Boiled down, if your budgets allows you buying a new home over an existing property you should never have to think twice. Instead it should be more like a must because you know how beneficial it can be for your overall investment. No doubt.

Hey Bridget, great article. I live in an older home now and it does take a lot of up keep inside and out. Friends of mine recently brought a brand new home and can't believe how clean it is, ALL the time. It is saving them having to play for a weekly cleaner which is a big bonus. Cheers, Kylie

one of my favorite smells is the new carpet mixed with that freshly cut lumber. Also the saw dust and paint smell is wonderful as well.
