BusinessWeek Study BusinessWeek just announced it's findings that Fishers Indiana is "America's Best Affordable Suburb". Their focus was not on luxury but rather on family. Our take in a second. They looked for places that where families can live well for less and that have good schools, low crime, and good commutes. Fishers area real estate stats year over year in January were down, but there is an upside. Tough on the High End There was only one home sale in Fishers that was over $500,000 and it was in Hamilton Proper. There are currently 56 homes for sale that range in price from $529,000 to $5,900,000. Many of those homes are located in Hamilton Proper as well. What's Moving? It was an intersting month for real estate in Carmel Indiana. Sold in January While there were 2 homes that sold for over $1,000,000, most of the 48 closed sales were for under $500,000. The lowest priced home was $63K and it was a foreclosure. Days on the Market The average time on the market for all houses sold in January was 98.1 days. The issue is the higher priced homes. Sandstone is a great community with a great location and great amenities including a huge park for kids to play just about any sport you can imagine. Sales in 2009 vs 2008: There were a total of 63 closed sales in Sandstone in 2009 with an average price of $202,557, average square footage of 2228, and an average 63 days on the market. Home builder in metro Indy have reason to celebrate. In December, the home builders had the best month of the year. The Indianapolis Star reported today that permits jumped 33% compared to December of 2008. Sales however for the year were down 21% to 3625 homes compared to 2008. This is the lowest number of sales in the last decade. In November 2009, BusinessWeek rated Fishers the best place to raise kids in Indiana. It's tough to contradict their findings. The study cites school test scores, air quality, affordability, job growth, and safety as the reason for the acknowledgement. You can find a copy of the presser here. NVR subsidiary Ryan Homes has entered the Indianapolis market through the purchase of over 800 foreclosed lots throughout and around the city. Ryan will be building homes in Franklin, Greenwood, Noblesville, and Brownsburg with models opening in January.
