Indianapolis Condos See Big Increase In Sales Price

If you look at my last post on Indianapolis condos, I mentioned how supply was outpacing demand.  Well, while that is true, the average sales price for condos in downtown is up, way up. 

Despite the fact the number of Indianapolis condominiums sold is down by more than 100 or 36% since last year, the average selling price rose to $324,541 in 2008.  This price jump represents an increase of almost $50,000 or 18% over the previous year’s numbers.  Obviously, this means despite the decrease in units sold there are higher priced units selling in downtown Indianapolis.

Anson Project Selects Homebuilder - Zionsville

Local home builder Hansen and Horn has been selected as THE home builder for the much anticipated Anson project located just outside of Zionsville Indiana.  Prices, floor plans, and all the details have not been released yet, but the initial phase of the residential development will include 168 homes with the whole project slated for 680 homes over 8 – 10 years. 

The Anson project, being developed by Duke Realty, initially was behind schedule and was slow to pick up steam.  However, after Medco announced they will be opening their largest warehouse in Anson a whirlwind of activity has surrounded the project.  Anson is a 1,700 acre mixed use project of residential, commercial, retail, and light industrial on the borders of Zionsville.  Although Anson is…

Hamilton County Indiana Voted #1 Best Place To Raise A Family

Forbes magazine has just rated Hamilton County the #1 best places to raise a family in the United States.  You can read the article here, but it basically says that with relatively low home prices, great schools, low crime and an easy commute Hamilton County rocks. 

It is true, Hamilton County is arguably the most desirable location to live in the entire Indianapolis area and the real estate values reflect this.  While other areas of the country and even Indianapolis are struggling; Fishers, Noblesville, Westfield and Carmel continue to trend upwards.

Indianapolis Foreclosure Bus

Rebate Real Estate in Indianapolis is proud to announce that we will launching the first ever Indianapolis Foreclosure Bus in the area.  Similar bus tours have been offered by other real estate agents across the nation, but none in the Indianapolis area.  Rebate Real Estate is taking the lead is this and many other areas and is offering a FREE bus tour of the area’s best foreclosure deals in Indianapolis.

Monon Trail In Westfield Indiana

Westfield Indiana just received a $900,000 grant from the state that the city will use to extend the Monon Trail from 161st to IN 32.  The Monon Trail in Westfield was just 1 in 28 similar projects around the state of Indiana to receive a total of $19 million in grants from the Indiana Department of Natural Resources. 

Westfield in hoping that the improved trails will lead to future growth and development of its downtown area where the Monon will intersect with an east-west trail, Midland Trace, which runs south of IN 32.  Westfield has already been planning on extending the Monon from the Carmel borders to 156th with work expected to begin this summer.  Eventually the city intends to extend the trail up to 216th street and add a loop from 161st street…

Noblesville Real Estate And Beyond -More Growth Along I-69 Corridor

The tiny town of Ingalls Indiana, population 1500, could soon experience some major growth if plans for a new 140 acre development take shape.  The plans for the new development call for 1.5 million square feet of manufacturing, distribution, and office space to be added to the Madison County town.  Developers hope to break ground by the end of the year if all goes according to plan.  When the park is completed, 1,000 jobs could be added to the area and this could spark an explosion of growth in the area.  The park will be located at exit 14 off I-69 and is just 14 miles from I-465 and well within driving distance to Fishers, Noblesville, Carmel and Indianapolis. 

What remains to be seen is if this project will push the urban sprawl of Indianapolis out…

Indianapolis Condominiums - Supply Outpaces Demand

The Indianapolis condominium market is about to become even more of a buyer’s market; with over 1,000 units either recently built or under construction competition is getting fierce and prices are being reduced.  This situation is not unique to the Indianapolis area as developers across the country face the same situation.  Many condo projects were started several years ago during the real estate boom and have yet to be completed leaving developers with unsold units and a changed marketplace.  While some condos are being converted to rental units, there is still a huge supply of condos on the market.  According the National Association of Realtors, the U.S. finished 2007 with enough condos to absorb 10 months of demand; and with more and more projects…

Geist Fishers Annexation Battle Finally Go To Court

In what seems like a never ending saga, Geist residents and the town of Fishers are finally going to get their day in court.  Fishers has been trying to annex 2,200 high end homes in the Geist area for quite some time now and Geist residents have been opposing them every step of the way.  Geist residents have collected 1,700 signatures and filed suit to stop Fishers from annexing their homes into the Fishers tax base. 

The homeowners at Geist assert that becoming part of Fishers will increase their tax base for services they already receive and Fishers argues that Geist residents already receive these services without paying fully for them.  The town of Fishers has tried to entice the Geist homeowners with tax incentives and Geist has tried to…
