Greenwood Indiana Real Estate Report - September 2007

I am sorry to report that the Greenwood Indiana real estate market does not have great numbers for September 2007.  The Greenwood real estate market is mirroring the greater Indianapolis numbers, posting a decrease in the total number of sales while gaining slightly on the average sales price of a home. 

In September 2007, there were 93 homes that sold in Greenwood compared to 111 that sold in September 2006.  This represents a 13% decrease in the total amount of homes sold.  The relatively good news is that home prices did not drop, but rather gained a small percentage since last year.  In September 2006, the average home on the Greenwood real estate market sold for $154,462 while the average home that sold in September 2007 was up slightly with an average selling price of $157,021.  Just to give you an idea of what the “average home” in Greenwood is; it is a 3 bedroom 2 bath home with 1889 square feet.  The average home sold for 97% of the asking price and was on the market for 82 days in September 2007.  

There are currently 695 active homes for sale on the Greenwood real estate market with an average listing price of $193,439.  Over the past 12 months, 1167 homes have sold in Greenwood with an average selling price of $166,102.  This means that if no new homes are added to the market there is a 7.15 months supply of homes on the market.    

Overall, this is not great but it is not that bad considering the real estate market as a whole.  Statistically speaking winter is the best time to buy a home because buyers tend to be occupied with other things and you are usually able to get a better price in the winter.
