Carmel Real Estate Sells

However, if a seller is willing to do the right things to sell their home it can be accomplished without having a fire sale. I recently put a house on the market and it sold within 30 days of being on the market. Why did this home sell while it seems other languish on the market for months on end? While there are many factors that contribute to whether a home will sell or not, I believe there were 3 main factors that contributed to this homes quick sale:
1) Price – The homeowner was not in denial of the market and priced their home aggressively. They didn’t overprice it, nor did they under price their house. We took a very close look at the market and determined a fair asking price. There was no “feeling out the market” with a higher price at first; buyers are too precious to let any slip by with an overly optimistic listing price.
2) Flexibility – I think this is really what sold this house. On more than one occasion I had to call the seller to ask them to show the house with very little notice. Even though it was a great inconvenience, the seller always obliged and let the buyers come through. There are too many options for buyers and they will likely not return if you cannot accommodate their schedules. By being accommodating to what could be considered unrealistic requests you can greatly increase your odds of selling your home.
3) Preparation - This home was always within 20 minutes of being show ready. Because of the nature of the market, your home must be ready to show at all times so when you do get a call to show your home in 45 minutes it will look at or near its best even with little notice.

While it could be argued that this is worst time of the year to sell your home, don’t believe that homes do not sell near the holidays or in the winter. Homes do still sell, but as a seller you must have a realistic understanding of the market and understand that every single interested person that wants to see your house is very important. For those willing to be pragmatic about the situation and accommodate inconvenient requests such a short notice showings, your house can and will sell in today’s market.
