Zionsville Resident's Oppose New Development

Brenwick Development, most known locally for their massive West Clay project, is seeking to annex 115 acres on the Northwest corner of Eagle Township along County Road 875 for an area of new high end custom homes.   Brenwick wants to build 166 high end custom homes that would average more than $600,000 each; however they are being met with opposition from neighbors declaring that the new project would ruin their country feel. 

The 115 acres in question borders another property owned by Brenwick that is already platted for the Hampshire neighborhood, but Brenwick says that if the new annexation is approved the two areas would be combined into one neighborhood with a new name. 

The neighbors’ main opposition to the project is that the density of homes is too high at 1.4 per acre compared to the surrounding homes which have average around 5 acres per home. 

I suppose if I was one of those neighbors I would be upset too, however 1.4 homes per acre is still quite low compared to some other areas.  Zionsville real estate is indeed unique in this regard where you can still find a country feel but have access to everything and be surrounded by high end homes.  I have a feeling with the Anson project picking up steam we will see more and more cases like this in Zionsville.  Zionsville has been slow and/or resistant to let developers do as they wish and I think that is one very big appeal to Zionsville; however I think this will inevitably change for Zionsville in the near future.  I don’t think these projects will make Zionsville any less desirable for the most part, just different than it is now.
