Due to Fisher’s population boom, the town of Fishers has ordered a special census to count every single resident in the city. For the second time since 2000, Fishers thinks it needs to recount the population in order to capture a higher percentage of the state taxes. The higher the population is, the more Fishers gets in state taxes; if their estimates are correct they think the population has risen to 62,000 which would mean an additional $1.2 per year in state taxes. The cost of the recou... Read Full Post

Along with the rest of the Indianapolis real estate market, Noblesville’s numbers for September 2007 are down slightly in both number of units sold and the average selling price. The statistics for Noblesville this month were showing some very weird numbers, so I had to filter them a little bit. Just so there is full disclosure, the numbers here are based on sold homes in Noblesville from $100,000 -$500,000. This is where the majority of the homes are priced anyway, so I don’t think it wi... I am sorry to report that the Greenwood Indiana real estate market does not have great numbers for September 2007. The Greenwood real estate market is mirroring the greater Indianapolis numbers, posting a decrease in the total number of sales while gaining slightly on the average sales price of a home. In September 2007, there were 93 homes that sold in Greenwood compared to 111 that sold in September 2006. This represents a 13% decrease in the total amount of homes sold. The relatively good ... A new stretch of 146th street recently opened at exit 10 of I-69 in Hamilton County to officially connect I-69 to Cumberland Road. This is one step in an effort to eventually connect I-69 to I-65 from Hamilton County through Boone County. The plans to make the full connection a very vague and far from a reality, however, this stretch is one more piece of the puzzle. The 4 mile, $53 million stretch will add one more reason for residential and commercial developers to enter the Hamilton County ... Read Full Post

DOJ to NAR -In Your Face Sucka

The Department of Justice Antitrust Division launched a new website this week aimed squarely at the real estate industry. The DOJ and the National Association of Realtors have been embroiled in a legal battle for a few years now because the DOJ believes that NAR supports policies that deter competition and unnaturally keep real estate commissions high. Although this site bolsters my case and obviously I am in favor of what they are talking about, it does seem a little lopsided. There is some ... Read Full Post

I realized the other day as I was reviewing a HUD-1 or Settlement Statement with a client of mine, that while I take the ability to scan one of these for inaccuracies, errant charges, or omissions, that many intelligent people don’t know how to read one. I have set out to go through it line by line in simple English so people know what they are looking at. This article will cover the seller’s side of the transaction and I will follow up with another article for the buyer’s side. Okay, l... Read Full Post
