Fishers Indiana Real Estate - Market Update

Today I wanted to look at what is typically one of the strongest markets in the greater Indianapolis area; Fishers real estate. Fishers real estate typically outperforms almost all other areas on Indianapolis and is a good bellwether of things to come in the market. Let’s take a look at what happened in July 2009 vs. July 2008 on the Fishers market:

I don’t think it tells the whole story by just looking at one month’s worth of data; so let’s also look at the same date but the YTD numbers:

And just because I like pretty graphs, let’s look at the average sales price for Fishers real estate on a line chart:

 

 

As you can see the YTD numbers show a better picture that the one month snapshot. In addition to these numbers, Fishers has a 5.41 absorption rate. This means that if we stopped putting homes on the market, it would take 5.41 months to sell out the supply of homes currently on the market. This may sound like a lot, but 5.41 is actually quite a healthy number for an absorption rate.

Due to its affordability, good location, and great schools; Fishers real estate remains a strong market despite some setbacks in the market. Fishers is definitely affected by this real estate crisis, but it has done far better than many other areas and has very strong fundamentals which make it poised for a very quick comeback once consumer confidence starts to raise.
