Active:
In November 2007, 104 homes were added to the Carmel real estate market with an average listing price of $286,248. There are currently 551 total homes on the market with an average asking price of $300,836. The active homes are asking $124 per square foot and have been on the market for 98 days.
Sold:
November 2007 saw 65 homes sell in Carmel with an average selling price of $270,081. The sold homes in November 2007 sold for $110 per square foot and took 95 days to sell. November 2006 had 80 homes sell on the Carmel real estate market with an average selling price of $291,121.

Amid all the media coverage of the housing bubble bursting it may seem impossible to sell a house in this market. However, if a seller is willing to do the right things to sell their home it can be accomplished without having a fire sale. Anybody in the Indianapolis area is well aware of the tax increases and the genius ideas of issuing a rebate check to offset the increase that occurred this year. Well, as the issuing of the rebate checks draws nearer for some counties it seems the tax payer will get stuck footing the bill for actually getting these checks out.
While the money for rebates is obviously coming from the state, what the state failed to provide money for was the cost to issue the checks. Marion County may not face this issue because its checks will be delayed due to the reassessment, however Hamilton County will have to pick up the cost to issue checks to some 70,000 taxpayers. Carmel Indiana Real Estate - October 2007
Carmel real estate has been for quite a while some of the most distinguished and desirable real estate in the entire Indianapolis area. Carmel typically outpaces the rest when it comes to appreciation and October was no different. While we did a pretty big decrease in the number of homes sold, buy the average selling price continues to increase.
Active:
There are currently 569 active listings on the Carmel real estate market with an average asking price of $309,291. The average home has been on the market for 92 days and is listed at $125 per square foot. In October, 132 new homes were added to the market with and average listing price of $299,055.
Sold:
In October 2007, 84 Carmel homes sold with an average selling price of $292,136. …
Carmel Real Estate - Parkside Village Home For Sale
Parkside Village is a small subdivision that consists of just over 100 homes nestled right in heart of downtown Carmel. Parkside Village offers something very unique in the very desirable area of Carmel, affordability. While the average home in Carmel normally sells for just under $300,000, Parkside Village offers homes that range from $110,000 - $160,000. Carmel Real Estate is a good news bad news situation for September 2007. The bad news first: the number of Carmel homes sold in September 2007 was down 25.22% over last years sales numbers. The number of homes sold in Carmel under $600,000 dropped from 115 in September 2006 to 86 in September 2007.
Now for the good news, the average price for a home that sold on the Carmel real estate market in September 2007 was up 10.65% over last year. September 2006 had an average selling price of $281,254; September 2007 had an average selling price of $311,206 for an average gain of $29,952.
The average home in Carmel sold for 95% of the asking price and took 77 days to sell in September 2007. 2006 yielded very similar numbers with the average home…

Carmel has begun planning for the new 15 acre, $200 million downtown located at the southwest corner of Range Line Road and City Center Drive. This project promises to be one of the cities finest and raise eyebrows across the nation. Carmel City Center is planned as a collection of high end dinning, shopping, condominiums, penthouses, office and retail space, a concert hall, and a boutique hotel.
There are 230,000 square feet of independent stores and restaurants slated along with 170,000 square feet of office space, a 102 room boutique hotel, a 1,600 seat concert hall and a 500 seat community theater.
