Indianapolis Condos - Clearwater Cove

Greatest Real Estate Agent In The World

greatest real estate agent in the worldWhile I am admittedly way outclassed in this competition, I thought it would be fun and a good learning experience to throw my tiny hat in the ring on this one.  I don’t really know if I can add any tips, but I hope to learn a good deal by going through this exercise. 

So without knowing what I am getting into or what to expect here is my bid for the greatest real estate agent in the world

For those people sitting on the sidelines for this greatest real estate agent contest, I would encourage you to get involved.  This is just for fun and to learn along the way.  I have no idea what I am doing, but what can it hurt?

Indianapolis Gets $5.5 Million For Parks

Indiana will be getting $20 million in federal grants that will help pay for greenway and beatification projects in the Indianapolis area.  Six projects in the Indianapolis area will benefit from this grant money including an extension of the Monon Trail and a new trail in Beech Grove.  Here is how the money is to be allocated:


 

-         $1 million to Beech Grove to build a new 1.8 mile greenway.

-         $1 million to Hamilton County to buy land for the extension of the Monon Trail.

-         $600,000 to Hamilton County to rehabilitate a bridge that will provide a new pedestrian crossing over the White River.

-         $1 million to Cumberland for the construction of the Buck Creek Trail.

Fresh Market In Broadripple

Broadripple, which is arguably Indianapolis’ coolest area, is about to get a little cooler.  The Fresh Market has started construction of its second store in the Indianapolis area.  The Fresh Market is an upscale grocery store that has everything from fresh produce, gourmet meats, specialty foods, and great wine and beer selection. 

The store will be located on the site of the former Atlas Supermarket at 54th and College Avenue.  One of the neatest things about the construction of this store is that due to limited space they will be utilizing the rooftop for parking.

Indiana Real Estate Taxes Update

Property tax reform is coming in Indiana, one way or another, good or bad, it is coming.  This is THE top issue on everybody’s mind and agenda right now, however the details of the tax reform are getting sticky. 

Governor Mitch Daniels has proposed his “1-2-3 plan” which limits property taxes to 1% of the assessed value for residential, 2% for rentals, and 3% for commercial.  I think everyone agrees that this is good starting off point, but many disagree about the details of the tax reform.  In addition, in order to pay for this tax reform the governor is proposing a 1% sales tax increase.

The 1% sales tax increase could prove to be a very hard measure to pass for Indiana lawmakers.  The speaker of the house has already said that it not be easy to the…

Pike Township Real Estate - October 2007

The Indianapolis real estate market in Pike Township seems to be following the same basic trend as the rest of greater Indianapolis.  The number of homes sold is dramatically down and the average selling price is down slightly.  Let’s take a look at some details…

Active:

There are currently 829 Indianapolis houses active on the market in Pike Township as of today.  The average home is listed for $142,046 and is priced at $79 per square foot.  In October, 150 homes were added to the market with an average asking price of $139,870.

Sold:

There were 76 homes that sold in October in Pike Township with an average selling price of $128,244.  On average, it took 99 days to sell, sold for 97% of the asking price and sold for $73 per square foot.  In…

Indianapolis Real Estate - Market Report - October 2007

I don’t normally like to do a report just on Indianapolis real estate because I feel that it too broad of a search to get a realistic picture of what is going on in the marketplace.  However, it does provide some good overall data that can be used to compare with some more local statistics.  So, I will give the Indianapolis numbers and then follow it up broken down by townships so that we can see how the individual townships fare as compared to the overall market. 

October 2007 had 822 Indianapolis homes sell with an average selling price of $101,923.  The average home in 2007 was on the market for 89 days and received 96% of the asking price.  This is in comparison to October 2006, when 1143 homes sold on the Indianapolis real estate market with an…
