October was yet another slow month for home sellers in Madison NJ and the whole of Morris County New Jersey for that matter. Just 9 homes transferred to new owners in Madison NJ in October. We continue to see price reductions and some homes just plain being withdrawn from the market.

October was yet another month with few home buyers shopping for homes in Chatham New Jersey. This means that the buyers who were willing to buy were able to negotiate extra good deals on the homes that they purchased.
Just like with any other product, fewer buyers means that those buyers who are still around get the great deals. The buyers who sit on the sidelines and wait for the news media to tell them that everything is alright will wait until the Chatham NJ Real Estate Market has heated back up, and will have to pay considerably higher prices.

To date we have seen just 1 homes transfer to their new owner. The number of homes on the market has been stacking up for the past several months. Things are starting to look pretty good for the home buyers.
New Providence NJ Real Estate has been effected along with the rest of the region by the credit issues facing the mortgage industry. Things are starting to moderate but it is going to take time for all the issues to work there way out of the mortgage system.

I here this all the time, investors and would be investors are staying up way to late watching TV and thinking that just because they talk about great deals in real estate foreclosures on TV that these must be the best possible deals. After all the banks must just want to give these places away to get the bad debt off of their books. Sorry to say but that just is not reality.

The Morris Township committee approved in a 3 - 1 vote last night approved a James Street zoning change that effectively legalizes the construction of 92 to 106 townhomes on the site of the old and now vacant Verizon Wireless building.
The vote came after a lengthy and sometimes heated public hearing involving many of the 30 people at the meeting.
"Yes" votes came from Mayor Robert E. Nace and Committeemen Rick Watson and Scott Rosenbush. Committeeman and lone Democrat Jeffrey Grayzel voted against the measure, as he had when it was introduced last month.
Passage of the zone change allows the developer of the new construction project to approach the Morris Township planning board for hearings…
