FSBO - Do It Yourself Home Selling, a view from a professional marketer

         FSBO tour of open houses
I decided to go on a tour of open houses held by Morris County New Jersey’s FSBO’s. It was an interesting experience to say the least. I must say that it is a good way to learn first hand what the public thinks we the professional Realtors do and what they don’t notice that we do.

 

Here is what I found:
  • Of the 7 FSBO open houses that I visited only one was using a sign in sheet.  What is so important about a sign in sheet? Well let me give you an example, think about the last time you purchased a new car. When the car sales person asked you if he could help you and you said no, did he just go away, or did he continue to try to help you? If he had just gone away what do you think the chances he would have made a sale to you? Selling your home is not any different, you ask people to sign in so that later you can follow up with them and rekindle their interest in your home. If you cannot do this, it is not likely that you will sell your home to any of these homebuyers.

     

  • Some of the FSBO home sellers are using an online company (forsalebyowner.com) who charges $249 or $349 depending on the package chosen. The company gives them a sign and a code for where their listing is on the company website.  All except for one FSBO put that code on their sign and nothing else. Not good, only a very few will go to the website, look it over and then call you. If you truly want to sell your home put your direct phone number on there.  You want to directly talk to these people.  If you can talk to them directly you have a much better chance of selling them.

     

  • Two of the FSBO home sellers were telling the people looking, everything about their family all the things that had happened in the house, to the house, every last detail. I watched for a while as one of the home sellers cornered a couple that clearly just wanted to get away. All I could think was I am glad that is not me cornered. Too much information, the homebuyers for the most part do not care about that information, they are just interested in the house and at what price they could purchase it.  They may nod and smile, but secretly they are thinking to themselves please get to the point and let me see the house.
Selling your home on your own can be a challenge. It is selling; you are taking on the job of a sales person, a marketing person, and a negotiator.  Be sure you are up to the task to do these jobs, and not really just hurting your prospects of actually selling your home.

 

Be aware, FSBO companies that sell kits have no risk at all, at the end of the day whether your you sells or does not sell they keep your money. Also remember, these companies brag about having thousands of visits to their websites every day, but who are the people visiting their website. If I were to get, many are people looking to sell their home FSBO, and many are Real Estate Agents looking to market to people who have stood up and said I want to sell my home, and I do not have a Realtor.

 

Where are the homebuyers looking online? Many go to Realtor.com but they cannot see everything they want to see there, so after they go their, they start looking on Google just like you do when you are looking for something but just are not sure where it is yet.
