What has been happening in the Summit NJ Real Estate market as of late? Well despite all that has been happening with the various mortgage companies and their problems with sub-prime lending the market here in Summit NJ has been picking up. The number of homes on the market has been slowly but steadily falling, while the number of homes sold per month has been slowly rising over the past few months.
The latest article in the continuing series about our local Real Estate markets is out, The New Jersey Midtown Direct Real Estate Markets Recovering? As discussed in the article we seem to have reached a point where home sellers here in Summit NJ and surrounding communities are no longer thinking that their house should command 5% more than their neighbors house did, just because 6 months has passed. We are now at the point where the home sellers know that their home has to present a good value to Summit area home buyers or those buyers will just find a home that does present good value.
Summit NJ home sellers, here is what you need to know to make sure your home sells for the most money it can sell for now.
· Pricing in critical: if you over price your home by even 3% you may have to go through a 10% price reduction later just to get the attention back to your home. Homes that sit on the market get stale real fast and sell for less or don’t sell at all.
· Homebuyers in all price ranges want the following: a home they can move into and not have to make changes or repairs as soon as they move in. Home sellers make sure you don’t have any deferred maintenance.
· Homebuyers: Hate clutter and over crowded rooms. Put things away, remove unneeded furniture, clean everything off your counter tops, and remove everything from the front of your refrigerator.
· Homebuyers: Are looking online for 6 months or more before looking at any homes in person or even contacting a Realtor. According to Realtor.com 82% of today’s homebuyers do almost all their research for their home purchase online.
· Where do homebuyers look online: Realtor.com, Google, individual Realtor websites. When they go to Google, the most likely Real Estate search term for them to use is Summit NJ Real Estate
