Chatham NJ Real Estate Markets Improving

How is the Chatham NJ Real Estate market performing so far this year?  Chatham NJ has seen consistent improvement in its Real Estate market since mid May.  The spring market was a complete washout, but since then things have been getting better.  That is the news about Chatham NJ in the latest installment of How Are The Local NJ Real Estate Markets Doing??

The local real estate markets here in Chatham NJ and surrounding communities of Morristown, Morris Township, Florham Park, Summit NJ & Madison NJ are all seeing improvements according to the artical. 

So what should would be home sellers do to ensure that their home will sell for what it is really worth?

  • Pricing is the #1 Most important consideration!!  Over price your home by even 4% and you may end up having to do a 12% or larger price cut later just to get the attention you have lost back to your home.  Remember a home sells for the highest price possible when it sells in the first 3 weeks.
  • Make your home as clean and uncluttered as possible!  Home buyers hate clutter, and a home that is not showroom clean is a home that has not been properly cared for in many buyers eyes.  I have seen buyers go through a home and check the top of door trim even to see if the home owner cleans well.  Think about it this way, a home buyer may be in your home for a little as 5 or 10 minutes so a first impression is all you are going to get, before they decide which homes they would like a second showing at.
  • Fresh paint can make a home feel fresh and new.  It gives the over all appearance that you took the time to show your home in the best light possible, they may wonder what else you consistently take the time to make sure it is right.
  • Hire a tech and web savvy Realtor.  82% of home buyers are doing most of their home search online, according to a NAR study, and they don't just go to Realtor.com they go to Google just like you do.  They do home buyer searches at google such as Chatham NJ Real Estate, Morristown NJ Real Estate, Summit NJ Real Estate  If they can find your home in one of those places you have a significant advantage over those home sellers who list their homes with Realtors who put all their effort into listing in the MLS, holding open houses and newspaper adds.

Chatham NJ Home buyers, is this a good time to buy a home?  Yes, home prices have been stable through the summer, but mortgage interest rates had started in increase, so there is no financial benefit to waiting.  With the sub prime mortgage mess and the Federal Reserve having to step in and help keep the stock market going. Mortgage interest rates may actually dip down a little this fall, adding to the current value.
