Morris County NJ Home Buyers I Know What You Want
Posted Aug 22, 2007 @ 11:24 pm, Viewed by 505 Visitors, Read 518 Times.Generally home buyers these days are looking for a home, which is already fully updated. Especially the many home buyers who are relocating to our local communities from New York City.
Your typical NYC home buyer who is now interested in buying a home in say Chatham or Short Hills is willing to pay for a home which is already tactfully updated. Many of these buyers are unwilling to even consider a home, which needs even minor updates.
What does this mean for home sellers who have homes, which are 20 or more years out of date? Fewer potential buyers for their home, and less money for their home because of this.
This means opportunity for Real Estate Investors.
Here is an example:
I pride myself on being the neighborhood expert for the Convent Station Section of Morris Township NJ. There are a number of homes, which I have been to which in their current condition likely would sell for $500,000 to $550,000. With $100,000 to $150,000 these same houses would likely sell for $750,000 to $800,000 depending on the individual home and what sort of updates were done to it.
The lesson most in the Real Estate industry, and I long ago learned is that home buyers will discount a home $3 to $4 for every dollar worth of actual improvements needed.
Home Buyers, If you are looking for a deal, let me help you to find a home that needs updates, but you can update it to be what you want it to be, and save money in the process. Call or e-mail today for New Jersey home listings you can practically steal.
