How To Make Sure You Hire A Great Realtor

Are you questioning just what you should be asking when you interview a Realtor to sell your home?It is unfortunate that I have to say this but there truly are many more lazy or just plain bad Realtors than there are good Realtors. If you hire a bad or lazy Realtor you could end up not just wasting your time but with disastrous results.
What is important to know when you are interviewing a Realtor?
Here is a list of questions to ask a Realtor when interviewing them for the job of marketing your home. I will give my answers to these questions as well.
- How many years of experience do you have selling Real Estate? (4 years experience as a full time Realtor)
- Are you a full time Realtor? (I am a full time Realtor most weeks working 60 or more hours, and available for my clients during the day and evening)
- How many homes have you sold as a Realtor? (42 homes sold)
- Do you have an individual marketing plan to sell my house? (Yes, I have a customized marketing plan for each home I market for sale. I am more than willing to sit down with you and go over it in detail.)
- Will you be creating fliers for my home? Will they be custom fliers with multiple color photos? Can I see an example of one you have done? (I have custom color fold over 4 page fliers created and printed on heavy weight paper for each of the homes I market.)
- Will you be updating me on the progress in marketing my home, showing reports, open house reports? (Yes, I give my home sellers updates at least 2 times a week but more often if warranted.)
- Will there be multiple pictures of my house in the MLS? (Yes, I post as many pictures as our local MLS will allow. I also have the pictures taken professionally to insure they are of high quality. For each home I market there is also a virtual tour, as well as an individual website for your home. Here is an example www.2knollwooddrive.com.)
- What if I am not happy with the way you are performing in marketing and selling my home? Can I get out of the listing contract and re-list my home with another real estate broker? (I offer my home sellers a service guaranty; I spell out in writing that I will give a full release to any home seller who is not happy with my performance while marketing their home.)
Some final advice, many people end up hiring Realtors who are friends or relatives. While this can be ok, is it very advisable to interview at least 3 other Realtors to make sure that your friend or relative Realtor matches up. If one of the 3 other Realtors Clearly has a better interview, it would be the same as shooting yourself in the foot if you still hire the friend or relative.
Many New Jersey Realtors are part-time real estate agents often times working a 40+ hour job where they are not available to deal with the business of selling your home or with the complication of your home purchase.
