Many home sellers select their Realtor based on which one told them that he / she could get the most money for their home. 
Truth is there are a certain number of Realtors out there who will tell you any price they think you are looking to hear, knowing that they can always force you to price reduce later.

 

Bad idea – higher asking price means more days on the market, less qualified buyer, and smaller chance of getting a full market value offer quickly.

 

FAMILY BUSINESS
We listed with Joe because he’s a friend of a family.” Never mind that Joe only works part-time and has never actually sold a house in the area – or sold a house at all.

 

Consider your agent’s experience, marketing plan, and marketing skills before you make a decision who will handle your largest financial asset.
 
THE DISCOUNT TRAP
We all like discounts. Obviously, when it comes to selling a house, saving a few dollars on agent’s commission sounds like a good idea. After all, as long as their home is in the local MLS that is all that is needed. 
Not so.

 

Remember what your grandma used to say? You get what you pay for.  Just like with products you see at the grocery store your home is a product, and we all know that the more a product is marketed the higher the price it will command.  On top of that it is not in the interest of the discount real estate company to sell your home.  It is in their interest to generate buyers from your home and take them to homes listed by full service real estate companies where the commission payout is higher.

 

SINGLE ACT
As a homeowner, you pick: the right price, the right time to sell, and the right agent.

 

Make sure you make the right choice and always compare. Interview at least three of your top local agents – just like you would an applicant for a job.

 

IT’S THE AGENT
At the end it will come down to picking the right person to get the job done: get the property sold for the most money, in least amount of time, and with the least amount of hassle. Some home sellers think that the real estate company a Realtor works under is important. Not necessarily...

 

There are pros who work in a small boutique type office, and there are amateurs that should have never been licensed working for the largest and well known franchises. It just depends.

 

EASY EXIT
So you finally pick a nice agent (or so you hope), sign all the paperwork, the sign goes up…and then you wait, and wait…and wait. And nothing happens. For four months. Now what? Most of the large, well established New Jersey Real Estate companies will hold you to the listing agreement you sign no matter how unhappy you are with the performance of your Realtor.  Once you sign, that’s it. You are locked in. And no matter what you do, you are not free to list your home for sale with any other real estate company until the term of the listing agreement expires.

 

All New Jersey Realtors are not the same, just like all New Jersey Real Estate companies are not the same.  I offer my home sellers a service guaranty; I spell out in writing that I will give a full release to any home seller who is not happy with my performance while marketing their home.
