How The Midtown Direct Train Line Affects Home Prices

Many people who live in one of the Midtown Direct towns already may know this, but that train line really helps property values.  It looks like in the future the Midtown Direct train line will enhance property values even more than it does today.

With fuel prices looking like they will be $3 or higher for the foreseeable future and more and more people trying to be eco friendly there are going to be more and more people wanting the ability to walk or bike to a train station so that they can commute into New York City or some of the Eastern New Jersey cities. 

When looking for a home in Northern New Jersey, you would be very wise to keep this trend in mind and give the train line towns extra consideration.

Spring In The Summit NJ Real Estate Market

It is really winter as I write this but when it comes to the Summit NJ Real Estate market it sure does feel like spring to me.  Call after call from buyers looking for this, or buyers looking for that, not your normal January & February market.

Not sure how all the other REALTORs out there are doing, but I have heard from a few that they feel the same thing I am feeling, so something is up.

Chatham NJ Real Estate Market Doing Better Then The State

Chatham New Jersey has 106 homes currently for sale. That seems like a lot of homes for sale but it really is not that many. During this state wide real estate downturn Chatham and the surrounding communities have been holding up much better than New Jersey as a whole. This is due in large part to the excellent school system offered in Chatham, as well as comparatively low property taxes, and easy access to New York City by the Midtown Direct train line running though Chatham.

Currently the average days on the market for a Chatham NJ home to sell is about 73.  That is not bad considering the stories we hear about other markets with average days on market hovering around 150 and in some cases 200 days on market.

Transit Village In Morristown NJ Blamed For Parking Ticket Boom At The Othe...

Morris Township Officials report that there is a small parking ticket boom happening at the Convent Station Train Station.  Morris Township police are writing 15 to 30 more parking ticket a day at the train station ever since the closure of the 128 parking space lot accross the street from the Morristown train station.

The lot accross the street from the Morristown Train Station closed in January of 2008 so that construction of Transit Village could begin.  Transit Village will be 218 home rentals, and over 700 parking spaces and is slated to be completed in July of 2009.

As a remedy for parking issues which were created by the closure of the parking lot in Morristown, New Jersey Transit offered a free shuttle bus service from Headquarters Plaza to the…

Summit NJ Homes For Sale

There are 119 Summit NJ homes for sale as of Feb 14th 2008.  These last 12 months have been a bit of a roller coaster ride as you can see from the chart.

Summit NJ Homes For Sale  Summit NJ MLS SearchAs you can see on the chart of actual home which transferred to their new owners, lots of homes sold in the spring of 2007 market, but the late summer and fall market in Summit NJ was not so good.  This is likely due to the credit crunch we experienced in August - October of 2007.

The 2008 real estate market in Summit NJ sure does seem stronger than the 2007 market felt at this point.

There are currently 107 Chatham NJ Homes For Sale as of Feb 14th 2008.

The homes currently for sale in Chatham New Jersey range from $299,000 all the way up to $3,250,000 with a average days on market equaling 69.6 but the median days on market is only 39.

The real estate market in Chatham New Jersey seems to continue to be strong this spring of 2008, but don't be fooled.  It is not a sellers market.  The homes that are selling are those which are competitively priced and offer the Chatham home buyer a very good value.
