Selling a home on a busy street requires a determined seller who emphasizes the positive aspects of the home. Well-manicured yard with tons of curb appeal? Check. Over-sized lot with zoning options for a professional home office? Double Check. According to many real estate professionals experienced in selling homes on busy streets, those with a double yellow lines painted down the middle, these are just a few ways to attract interest. These positive aspects and others will help you to reach your goal of an Under Contract Sign in your front yard.
There are advantages to having a home on a busy street. There's more traffic coming by -- more potential buyers are seeing the property daily. It is important that your Realtor uses a larger more prominent sign if possible -- clean and new would be best. The sign should give the people who might be interested something they can easily use to get more information. Usually a web address they can go to where lots of information about the home can be found is best. Savvy REALTORs will have a web address for your home. Most will use your address as the URL – www.youraddress.com.
Pricing is especially important with homes that are on busy streets. The home has to present a good value to the buyer who most times would rather be buying a home that is on a less busy street. Usually the difference in pricing is someplace between 5% and 15% depending on how busy the street is, and some other factors.
Homebuyers have gotten very savvy within the past 5 years. They'll shop on-line for six months or more before contacting a REALTOR. They will see lots of different homes in many different towns and can take virtual tours, but many times, they have no idea which homes are on busy streets and which homes are not until they actually get out there and start looking in person. At this point it is the REALTORS job to emphasize the positives and the value the home presents.
Home sellers, busy street or not, should to take a value pricing approach in markets like these. If your home is on a busy street, this is even more important. Remember, when you purchased your home on a busy street, you got it for a discount over similar homes which are on less busy streets. Now at the time of selling, you must do the same. Your not loosing anything by doing this, you never had the value to begin with. If a home is well maintained and priced appropriately, your home likely will sell in a reasonable amount of time.
If your home might have some disadvantages that make it harder to sell, it is important that you hire a professional who will market your home and get the job done. Frequently homeowners will hire a discount real estate agent or try to sell their home fsbo. I am not going to go off on a tangent here, but the phrase you get what you pay for, comes into play here. You need the power of the MLS and a strong web presence from a reputable REALTOR even more when your home might be a bit more difficult to sell.
Often times the services of a good professional REALTOR will more than pay for any additional commission you pay him or her. Your better off to save yourself the headaches later on, by interviewing 2 or 3 good REALTORS before you hire one.

Nice post James, straight to the point. Busy streets are a tough sell in any market but a market like the one we are in now will have buyers thinking "I'd maybe take that house on the busy street if the price was right." Have you ever had any success with marketing a home as mixed zone residential/commercial? Anytime I've ever seen that on a listing I have always found it to be a turn off.
