NBC Today Show, Your REALTOR® is lying to you!

Chatham NJ Real Estate, Chatham NJ Realtor, NBC Today Show Meridith VierraFriday December 14th 2007:  NBC’s Today Show  and Meridith Vierra interview Refin Real Estate Spokesman Glen Kelman.  The title of the segment was “everything you are being told by your Realtor may be wrong”.  That implies a lie.

Mr. Kelman claimed that he and his people over at Redfin real estate are not in real estate sales at all.  They are calling themselves scientists, really scientists.  So what have these real estate scientists come up with that is stunningly different than what we the Professional REALTORS have known and practiced for years:  Don’t over price your home.  Make sure your home is marketed online. 

Really, wow I never would have thought of that.  OK, that was not true, I thought of that about 4 years ago when I first started as a Professional REALTOR.  I always advise people to price their homes right at the market or slightly below the market because I know that the highest price a home seller is going to get is in the first 3 or 4 weeks the home is on the market.  If a home seller over prices their home, they don’t get any other offers.  The reality is that the home seller chooses where to price their home not their Realtor, of course the home buyer chooses what the home actually sells for.

The truth is Redfin really does not sell real estate, they run a website where they pretend to sell real estate. 

Poor Meridith Vierra, admitted she has been trying to sell her home for some two years now.  She stated that she thought that she was supposed to price her home high so that she would have room to negotiate.  Negotiate??  with who?  you have to get a offer on your home before you can negotiate!  Meridith Vierra you have made the number one classic home seller mistake, and I bet you made the number two classic home seller mistake as well, you did not interview more than one Professional REALTOR to sell your home.

Very funny, but, there are two very important things in what you said; highest offer usually comes early and don't overprice your home to negotiate. Good Job.

Hey James, I did a market report on our area showing the direct relationship of the Sales Price and Days on market in my South Barrington real estate report here -- http://www.suburbanvillagerealty.com/blog/paul-francis/south-barrington-real-estate-update-for-november-2007/show/ I'm sure this applies to every real estate market. Unfortunately, there are real estate agents "Buying a Listing" because sellers are listening to what they want to hear and not what they need to hear. Unfortunately, it gives computer scientists fuel to supposedly educate people that don't quite understand this.

Thanks for the comments Paul and Ryan, I agree with both of you completely, but add that the following is also true: The truth is Redfin really does not sell real estate, they run a website where they pretend to sell real estate. and The reality is that the home seller chooses where to price their home not their Realtor, of course the home buyer chooses what the home actually sells for. If those of us who do not, "Buy a Listing" intentionally overprice something in order to get the seller to list, could do a better job of educating the sellers out there then the so called scientist would quickly run our of their commentary fuel so to speak. This is just my opinion, but companies like these are the leaches on the real estate industries body.

I think it is commical that they actually are calling themselves 'scientists' now. I would say their business model is perhaps hurting a bit if they are resorting to that. It isn't difficult for the average consumer to see through that b.s. I actually am feeling a bit embarrassed for them today. I always ask my clients: Do you want someone sitting at a desk to write your offer, someone who doesn't physically know the competition or view it? Same with marketing your home? I had one lady ask me once, "why are none of my offers getting accepted? I'm working with Redfin and I've written three offers and lost all three" hmmmm....I wonder why.
