Tail Of A Happy Home Seller

In these times of homes for sale sitting on the market for 90 to 180 days, many times not selling at all, it is such a pleasure when as a REALTOR you get the chance to work with a home seller who is willing to listen to everything you advise them of and actually follow your advice.

I got to experence this once again recently.  I went to the potential clients home, and gave them my honest opinion on the condition of their home and how likely I thought it was that it would even attract a offer at all.  The home owners and I made up a list of improvements which they could complete in 3 weeks time and then we put the list into a priority order.  The home owners worked the list diligently and at the end of the 3 weeks almost everything on the list was completed and the home looked so much better.  They told me they had spent a total of $1,900 but that included a new front door, and a drywall contractor to fix a celling which was cracked and very distracting.

We then sat down again and looked at the competition once more, as well as the sold comps.  I advised and the home owners agreed to price their home about 6% below their active competition.

End result, 35 showings in the first 5 days on the market, multiple offers above asking price, with the final offer higher then most of the active competition. 

Like I said, it is so nice when home sellers take your advice.

What a concept...a Seller actually listening and not wanting to "Give it Away"   Good job!

I know, isn't it amazing what can happen when a home seller does everything right??  Usually they want to do everything wrong because they think, what does he know, he is just another REALTOR!!  I have flipped 5 homes myself now, as well as sold 3 of my own personal residences, and have managed to generate multiple offer situations on 5 out of 8 of my own homes.   Jim

Hey Jim, same thing has been happening to me lately.  One townhouse owner brought some furniture back in and switched things around as his rooms were too empty and I needed to set the stage on how the rooms could be used.  He then took new photos and what a difference.  I got another townhouse listing that was really nice but too much personal photos everywhere and just a lot of collectibles.  She wanted the truth and I gave it to her.  This last one was an expired listing and I got her to reduce even though I couldn't provide any comps that justified the reduction.  But this was an expired listing that did not sell at the price she had it at so she listened and we reduced it.  Brand new listing so I'm hoping I can get it sold quickly for her.  Now let's see if my 2 listing appointments I have tomorrow will also "listen".

Good luck with those listings Judy.  I was just on a listing appointment last night.  Managed to get the home listed for the same price it was purchased for in mid 2005 dispite about 40K in improvements since.  Hoping this helps to move the house fast, as that is exactly what my seller wants.
