With all crazy information being put out about the local real estate markets, I thought I would put together some real numbers for you the reader, so that you can better understand what is really happening in the Maplewood NJ Real Estate market.
I put together the actual sold data for January, 1 2007 though September, 1 2007 and compaired it to January, 1 2008 through September, 1 2008.
| Total Sales Volume Maplewood | 2007 | 2008 |
| 211 | 175 | |
| -17.1% |
| Average List Price Change Maplewood | 2007 | 2008 |
| $567,185 | $547,810 | |
| -3.5% |
| Average Sold Price Maplewood New Jersey | 2007 | 2008 |
| $565,135 | $533,104 | |
| -5.7% |
As you can see by the numbers, the sales volume has droped off significantly, but the average sold price has been holding up fairly good. Will this continue to be the case? Really hard to say, but it is starting to seem like the financial crisis is passing, we have the election has passed now, and people seem to be feeling a little more possitive knowing that at least some measure of change is coming.
