In these times of homes for sale sitting on the market for 90 to 180 days, many times not selling at all, it is such a pleasure when as a REALTOR you get the chance to work with a home seller who is willing to listen to everything you advise them of and actually follow your advice.

I got to experence this once again recently.  I went to the potential clients home, and gave them my honest opinion on the condition of their home and how likely I thought it was that it would even attract a offer at all.  The home owners and I made up a list of improvements which they could complete in 3 weeks time and then we put the list into a priority order.  The home owners worked the list diligently and at the end of the 3 weeks almost everything on the list was…

How The Midtown Direct Train Line Affects Home Prices

Many people who live in one of the Midtown Direct towns already may know this, but that train line really helps property values.  It looks like in the future the Midtown Direct train line will enhance property values even more than it does today.

With fuel prices looking like they will be $3 or higher for the foreseeable future and more and more people trying to be eco friendly there are going to be more and more people wanting the ability to walk or bike to a train station so that they can commute into New York City or some of the Eastern New Jersey cities. 

When looking for a home in Northern New Jersey, you would be very wise to keep this trend in mind and give the train line towns extra consideration.

How Do New Jersey Home Buyers Search For Homes.

Or better said, how do New Jersey home buyers search for homes on the internet.  Many times they will go to such places as REALTOR.com or to one of the third party companies who put some of the listings up hoping to draw people to there websites. 

Usually though they go to places like Google and do a search.  What do they search though?  Usually they search something that just comes naturally, something like New Jersey MLS Search or Search The New Jersey MLS. 

What does the National Association of REALTORS want the public to think of when they want to search for homes?

They want the public to think of some thing like:

What Do New Jersey Home Buyers Want??

Many home sellers here in New Jersey seem to be totally in the dark about this question.  These home sellers do not seem to understand that today's home buyer does not wish to deal with contractors, trying to be creative in figuring out how to update a home which has not been up to date since it was built 30 to 50 years ago.

Today's New Jersey home buyer is looking for the following:

  • Fresh and contemporary colors
  • New or newer appliances in the Kitchen
  • New or in very good shape cabinets in the kitchen which accentuate the positives of the home not the negatives of the home.
  • Up to date bathrooms.
  • Great curb appeal, many times a home buyer will not even go into a home which does not have this.

The Spring Real Estate Market Rolls On In New Jersey's Midtown Direct Towns

With The Latest Interest Rate Cute, The New Jersey Midtown Direct Real Estate Markets Should Strengthen Even More!!

January 26th 2008 and the buyers keep coming out of the wood work.  This sure is not like January 2007 when NJ REALTORS may as well have gone on vacation for a few months for the few actual home buyers who were at at that time.  This year January feels more like a typical April Real Estate market.

The Dirty Little Secret Of Some Real Estate Listing Agents

There is a dirty little secret that some New Jersey Real Estate listing agents are keeping.  This little secret eventually gets out but usually not until it is to late for the home owner or anyone else to do anything about it.

It all starts with the real estate commission which is negotiated at the time that the home owners sign their listing agreement.  What happens is a decision is made as to how that total commission is to be split.  The normal practice is to split the commission 50/50 between the listing agent and the buyers agent.  Sometimes when the listing agent is trying very hard to bring in a buyer quickly the listing agent will pay out a higher commission to the buyers agent as a incentive to get more showings.  Same thing that many car…

New Jersey's Midtown Direct Real Estate Markets Start 2008 Stronger.

Since the 2nd of January my phone 973-647-0253 has been ringing constantly with new home buyers wanting information one Midtown Direct town or another.  Even relocating home buyers know that it is more advantageous for future home appreciation to be on the Midtown Direct train line than to be in one of the towns which are not served by the train system.

2008 seems to be starting off much stronger than 2007 ended.  I personally have 5 pending sales as I write this, but here is the rub, I talk with many local REALTORS every day, most of them are seeking feedback from showings I have had with buyers at these real estate agents listings.  They talk about how slow the New Jersey Real Estate market is, and how they just hate to sit another open house at such…
