Short Sales In Lawrenceville

There's a lot of buzz about short sales lately and there's a lot of myths and people getting rich off of teleseminars that don't really give you the goods on how to profit from a short sale or even why you would want to help the people that are going through the situation. I'm happy to report that I am very actively working short sales and my clients (the sellers) are often coming out with a crisis averted.

Most people get confused about short sales and foreclosures. There are many of these types of homes in Lawrenceville, but there is a distinction from the buyer side and the seller side. For now, let's focus on the buyer. There's some key things about short sales that you need to know:
- Can take a long time to negotiate... 6 months on average (from the very start)
- Depending on the listing agent, you may or may not have someone competent in short sales
- The account manager for the bank is overworked and underpaid, making communication in some cases very difficult
- The use of an attorney to assist in negotiations is recommended.
- You should be buying the home 5% to 10% under the current Foreclosure market value.
Now should you find a short sale prospect on your own that is not listed, the transaction can get more complex and/or more creative.
The bottomline is that Short Sales can really help the home owner avoid financial catastrophe and make a great profit for an investor or buyer.
