Pocono Real Estate Market Update

We are experiencing a leveling off of prices after a significant decline over the last year. Bargains are becoming fewer, especially among foreclosures as banks are looking to recoup much of their losses. I try to stay away from foreclosures if possible and with good reason. If you can get a quality home at a discounted price, why wouldn't you want the security of a sellers' disclosure, avoid paying for de-winterization and possible re-winterization, lengthy bank negotiations and so much more? The buyer's are returning knowing that there is still a fantastic opprtunity here in the Poconos, where growth in both residential and commercial sectors is occurring and will remain strong for the next several years. Home sales are strongest still under $250,000, but high end real estate does present a great value at this time and offers many unique opportunities.
