Myrtle Beach commercial real estate is thriving near the site of the Hard Rock Theme Park.   The latest project will be developed on the existing Waccamaw Factory Shoppes site.  Polar Investments Ltd. recently purchased the 52 acre site and is planning a $300 million complex to include a hotel, homes, retail shops, and a recreation area.

Another retail center has been proposed for the property across from the park’s entrance.  The centers’ developers are planning 34,000 square feet of retail space, restaurants, a convenience store, and a time share office.

The Hard Rock Theme Park is set to open in May of 2008 which is a month later than the original opening date of April 2008.  A single day pass will cost $46 and season passes which went on sale October…

Single Family Homes

There are currently 106 active single family homes on the market in Grande Dunes.  That number is up from 100 homes on the market last month.  In addition to those 106 active on the market, there are two pending sales.  Active homes range in price from $659,900 to $5,900,000, with an average of just over $1,750,000.  There were no new sales in September. 

Condos

There are 72 condo units on the market, which is three less than last month.  There are no sales pending.  The active condos range in price from $319,000 to $2,750,000 and an average of $897,138.  There were no sales…

There are currently 100 active single family homes on the market in Grande Dunes.  There are also two pending sales.  They range in price from $5,900,000 to $659,900 with an average of just over $1,700,000.  There have been six sales this year.  The average sales price has been $1,493,300 with a low of $759,900 and a high of $2,900,000.

Condos

There are 75 on the market and zero pending.  The active condos range from $2,995,000 to $319,900 and an average of $897,138.  There have been six sales ranging from $1,850,000 to $315,000 with an average of just over $1,000,000.

Today’s Market is what matters….not the market two years ago!
