Grande Dunes Sales Update For December 2007 - Myrtle Beach, South Carolina

Grande Dunes - Myrtle Beach Luxury HomesHere is an update for Grande Dunes active listings, pending sales, and sales during December 2007.  This information was gathered using the Myrtle Beach MLS.

Single Family Homes

There are currently 103 active single family homes on the market in Grande Dunes.  That number is right on par with the numbers in November.  In addition to those 103 active on the market, there is one pending sale.  Active homes range in price from $659,900 to $5,900,000, with an average of $1,712,868.  There was one sale at the end of November.  7550 Ventura Court in Siena Park closed for $715,000.  The asking price was $779,900.  This is just more proof that if you are interested in a property it doesn’t hurt to throw an offer out there.  You never know what might…

There are currently 104 active single family homes on the market in Grande Dunes.  That number is up from 100 homes on the market in October.  In addition to those 100 active on the market, there are four pending sales.  Active homes range in price from $679,900 to $5,900,000, with an average of $1,783,535.  There were no sales in November.

Condos

There are 73 condo units on the market, which is four more than last month.  Again, for the second straight month there are no sales pending.  The active condos range in price from $299,500 to $2,900,000 and an average of $984,378. …

Here is an update on current Carolina Forest active listings, pending sales, and sales during 2007.  This information was gathered using the Myrtle Beach MLS.

Carolina Forest Homes in Myrtle Beach South CarolinaSingle Family Homes

There are currently 424 active single family homes on the market in Carolina Forest.  They range in price from $1,699,000 to $149,900 with an average of just over $407,109.  There have been 249 sales this year.  The average sales price has been $272,910 with a low of $124,000 and a high of $891,500.

There are also 91 pending sales in Carolina Forest.  So homes are still selling in this family friendly area of Myrtle Beach, South Carolina.

Condos/Townhomes

There are 236 active listings and 88 pending.  The active condos/townhomes range from $479,900 to $94,500 and an average…

There are currently 100 active single family homes on the market in Grande Dunes.  There are also two pending sales.  They range in price from $5,900,000 to $659,900 with an average of just over $1,700,000.  There have been six sales this year.  The average sales price has been $1,493,300 with a low of $759,900 and a high of $2,900,000.

Condos

There are 75 on the market and zero pending.  The active condos range from $2,995,000 to $319,900 and an average of $897,138.  There have been six sales ranging from $1,850,000 to $315,000 with an average of just over $1,000,000.

Today’s Market is what matters….not the market two years ago!

We hear all the time that the real estate market is terrible right now, or that nothing is selling.  I DISAGREE!  No, the market is not the same as it was two or three years ago.  No, you will not double your money in six months.   BUT, property is still selling if you price it right!
