So, let's get to updating everyone:
As you can see, we've moved our blog to a new location (thanks REW).
We have a new addition to our family, Shiela the Shelty. Shiela was found on our way to do an open house for a customer. She was so friendly and looked so lost. We went door to door trying to find her owner, and after a few hours decided to take her home and contact the local Animal Shelter. We placed an Ad in the paper but no one responded. So, she now has a new home and everything looks promising for her future with us.
On to Panama City Fl Real Estate:
The beginning of the year saw a significant increase in condo sales which has continued into this the 2nd quarter of 2007. This is very promising for the coming year as condo prices have reached a sustainable and affordable level.
Commercial leasing is on the rise in our area as well as commercial construction. The new airport which is now accepting construction bids is moving along nicely and ground breaking is scheduled for June, 2007!
St Joe has purchased the Bay Point Marina, and plans to expand it. We'll keep an eye on this news as it progresses.
Now that tax season is over, we can all once again focus on the coming year and increasing our Real Estate portfolios.

I've always liked Panama City...some of the nicest beaches I've even been to... How's the diving? (Used to go there all the time before we got into diving.) Would there be any potential to just break even on short term rentals if we purchased a property down there? We were going to buy a Condotel in Hawaii back in 2001.... kicking ourselves for not doing it now....

Although we don't have as much time to dive as in the past, the waters are still blue, clear and the visibility is great
To answer your short tem rental question:
Vacation rentals are still a very large part of the Panama City Florida economy. Condo prices have reached a sustainable and reasonable price level and are selling well, the market for short term rentals is strong as well as for long term.
So, yes a break even point would be expected based on the price, down payment and annual debt service.

This weekend is Thunder Beach. Thousands of Motorcycle enthusiasts will be attending our area for a variety of events. That have to sleep somewhere
This type of event occurs in Panama City several times a year.
How's the Destin market doing by the way? It seems to get little attention in the publications. By the way... I like your answer -- "So, yes a break even point would be expected based on the price, down payment and annual debt service." It's much more educated then the typical "It's a Great Investment!".

SVRPaul, Thanks for your reponse. The Panama City-Lynn Haven market keeps us very busy. There is so much happening in our area, it requires a great deal of attention at the moment. As much as I'd like to maintain a presence in other market areas such as Destin and Fort Walton, it just isn't feasible. I pride myself on giving my customers the best service possible for the Panama City-Lynn Haven metro area. However, if you would like, I could certainly put you in touch with an agent who is more familiar has more expertise with the Destin market than I. I believe that is how could best service your needs at the moment.
Hi Jennifer, I found an affordable buildable lot in Downtown Panama City, with a Florida cottage on it! I am so happy. I made an offer on it and it was accepted! I can't wait to decorate it with a white picket fence. I call it my Florida Grandma Cottage. My dreams are coming true. I think the market is still going strong. And to all of you out there, go for it!! Life is Good in Panama City.
