Psst...Hey, wanna buy a house?

When you read those words, does your mind conjure an image of a figure lurking in the shadows, motioning you deeper into a gloomy alleyway?  I know it does for me...

Why would I begin my commentary like that?

Mainly due to the horror stories we've all heard and continue to hear about the Real Estate Market.

Let me explain:

In recent years, many thought the real estate market  was a gold mine waiting solely for them to come along and buy up all the properties, make a fortune and retire to an island they purchased with their profits and new found wealth. 

So in they jumped, feet first...

I have to wonder how much research many of the market 'jumper's did while investigating their purchase.

When you go to purchase a Car, do you go to one seller, look at a few cars on the lot and say "I'll take that one."?  

No, you go to a few sellers, you make comparisons of make, model and how they drive, and you select the car that best suits your needs and finanical ability

You educated yourself about your purchase and became an informed consumer.  You did this because buying a car is the second most expensive purchase many of us will make in our lifetime.

Why then would anyone not be as resourceful when making THE most expensive purchase most of us will make in our lives?

The real estate market is no different today, then it was 10 or 15 years ago.  The only difference is, in recent years there was plenty of financing available for purchasing, but very few new to the real estate market and real estate investing did their HOMEWORK.

The market will always go up and down, it's part of the cyclic nature of buying and selling any commodity. 

People still need to buy homes and now is just as good a time as any.  If you've worked on building your credit, you will be able to get financed.  If you've contacted a real estate agent about your needs and feel confident that agent is working in your best interest, then you will find the right home to buy at a reasonable price.

If you're a new investor, listen to the agents in the local market you want to invest in.  If they tell you "flipping is dead"... Go buy some flowers.  Then have them show you some income producing property that fits your budget!
