Are you serious about radon?

In Illinois, radon is becoming a very hot topic in our Realtor general membership meetings. For those of you that may not know, Radon is naturally occurring, odorless, and colorless gas produced by the breakdown of uranium in soil, rock, and water. Because radon is a gas, it can enter buildings through openings or cracks in the foundation. The radon gas itself decays into radioactive solids, called radon daughters. The radon daughters attach to dust particles in the air, and can be inhaled. The inhalation of radon daughters has been linked to lung cancer.
After listening to several different speakers about this killer, I'm much more concerned myself about it. In fact, I'm having a radon test done on my own home early next week. How many times have you heard about someone that has passed away with lung cancer, yet they never smoked a cigarette in their life? You think it's possible that radon could be the leading cause of lung cancer moving smoking to #2? On the contrary could radon be nothing more than another up-sell for home inspectors?
Illinois will be adding disclosures for radon next year. Illinois Association of Realtors Legal Attorney reports that the newly enacted Illinois Radon Awareness Act (the Act) will go into effect on January 1, 2008. Realtors should have general knowledge about the existence of the Act and that the provisions will impose some additional duties on sellers.
In short, before a buyer will become bound on a contract to purchase real estate the seller will be required to provide a pamphlet entitled "Radon Testing Guidelines for Real Estate Transactions" and the Illinois Disclosure of Information on Radon Hazards. The pamphlet will be provided by the Illinois Emergency Management Agency Division of Nuclear Safety.

There are radon tests that you can perform yourself. Follow the instructions. They are free in our area, you only pay for the postage. Check with planning/zoning departments or ask your board of realtors if they can look into this matter. Our local home inspectors will do the test for an additional fee. (approx. $150.00)
