North Palm Beach Sales Statistics
The pace of sales has picked up steadily in North Palm Beach. In January there were 11 homes sold in North Palm Beach. In February there were 16 sales and they picked up to 19 in March. In April there were 29 sales and in the first 9 days of May there were 9 sales.
You can assume the homes that show sold today went under contract 30 to 120 days ago. If we assume a 60 day lag from under contract to sold, then those houses went under contract in November (11), December(16), January(19) and February(29) and one a day in March. If you look at the figures for Northern Palm Beach County they reflect almost the same trend. Old Port Cove is a nice development in North Palm Beach Florida. There are 1053 units in 6 separate subdivisions. There have been seven units sold in April.
Click on RMLS RES Customer w/Agent Info to look at those specific sales. There are 127 listed for sale in Old Port Cove as of today. That is about an 18 month supply at today’s pace of sales. That is down from about a little over a 24 month supply a year ago.
The number of units on the market is down a little more than 10% overall from last year. Sales have not increased markedly, but interest has picked up dramatically in the last 3 to 4 weeks. The freeze on Florida home sales is thawing a bit, but home prices are still very much depressed.
Statewide, sales of existing, single-family homes were up 13 percent in the fourth quarter, compared to the same period a year prior, according to the latest statistics from the Florida Association of Realtors.
It marks the second consecutive quarter that the Sunshine State has reported a rise in home sales.
A total of 30,163 existing homes sold statewide in the fourth quarter, up from 26,635 existing homes sold during the same quarter in the previous year.

In northern Palm Beach County the number of distress sale of homes is seen as a huge problem. The word on the street is they make up as much as 40 % of the market and are really dragging down values. Palm Beach Gardens Real Estate - Where Is The Bottom Of The Market
Buyers that wait for the very bottom of the Palm Beach Gardens market will in all probability miss it. By the time it is apparent to everybody that the market is climbing, there will be a 5 % or so adjustment from the real bottom. If you waited to buy a $600,000 home in Palm Beach Gardens for $400,000 when you could have bought it for $500,000, you will now pay $525,000 if you want to buy it. That is still a good buy, but by trying to get the last dollar from the seller you will probably miss the sale or pay more for it.
