Building Your Perfect Home

Building the perfect home requires more than creating a home that you will love.  If you want to build a home that you will be able to resell later for a great profit, there are many different things that you should keep in mind.

Location, Location, Location

Everyone knows that the first three rules to real estate are location, location, location.  Although this may sound cliché, it still remains quite true.  When selecting the property on which you will build your dream home, be certain to look for property that is in a great location.  The better the location of the property, the larger the profit you can expect to receive when you sell the home later.

One of the factors you should consider when choosing the location is the neighborhood.  Obviously, you don’t want to live in a crime-ridden neighborhood – and, neither does a potential buyer.  Look into the crime rates for the area you are considering moving to and contact the local police department in order to get a log of any criminal activity that has taken place on the street where the property is located as well as on other streets in the area.

You should also consider the possibility of future expansion around the property.  Obviously, you cannot tell the future and cannot be certain of where the neighborhood will be several years from now.  Nonetheless, you should be able to see if the neighborhood is moving in a positive or negative direction so far as growth is concern.

Choosing the Right Décor 

Obviously, you shouldn’t make all of your decorating decisions based on the possibility of selling the home later.  Nonetheless, you should keep the resell factor in mind as you choose the décor for your home.  Installing permanent features that are very taste-specific can become problematic when it comes time to sell your home later.  Rather then installing cabinets or bathroom fixtures that are in loud colors that may not be attractive to the majority of buyers, you might want to consider going with more neutral colors and using paint and other methods that are easy to change in order to get the colors and look you want.

The same is true when it comes to determining the quality of the materials you use when building the home.  Installing natural stone or solid surface counters, for example, will make your home more enjoyable for you while also increasing its value when it comes time to sell.
