Price it Right...they will come!

Because it have been on the market for some time with another agent and it is a short sale we made a decision to price it very aggressively since the seller needs to be done with the property and the bank had conditionally approved taking a discount. We priced this Lincoln Crossing home less than $105 per square foot or $335,000 for a nice 4 bedroom, 3.5 bath, 3,206 square foot house.

Thanks jjalone. Your post proves an interesting point, and I think many areas will experience similar situations...if they are pricing realistically, as you pointed out.

jjalone: I agree, I think there are many buyers out there, but the key (seems to be in your market as well as mine) is they are looking for the DEAL! We continuously have the same situation, you price it good...REALLY GOOD...and you will get multiple offers within a day or two. I've seen the price get dumped and go pending within a few hours.
