September proved to be a strong month in Real Estate. There were 15 Single Family Homes SOLD in Fort Saskatchewan down 9 from last month and down 7 from last year. Although sales were fewer then previous months the average selling price for single family homes rose $16,000 from last month to $361,433.

It has been another promising month in the Fort Saskatchewan Real Estate Market. Overall sales in the month dropped by 8 Single Family Homes with an average sale price of Single Family Homes Jumping from $338,000 to $354,000 (increase of $16,000 from the Month of July). Although the overall number of sales has decreased the average sale price has increased. Newer single family homes are surpassing the $350,000 more consistently and older single family homes have held strong around $300,000. More expensive home above $500,000 are still slow but have shown sales that suggest better months to come.

There were 32 Single Family Home Sales in Fort Saskatchewan in the month of July. This is Down 3 Sales from Last Month (June, 2009) and Up 7 from this time Last Year (July, 2008). This is a strong sign of consistency throughout the market.

The Average Selling Price for July, 2009 is $338,000 (down from $371,000 mostly due to the less Higher Priced Homes selling). The Median Sale price for June was $350,000 and July was $344,000).

I Expect Home Sales to remain Strong for the rest of the year. This expectation would lead to higher selling prices into the new year of 2010.

June was a very strong month in Fort Saskatchewan Real Estate. As July rolls on we are noticing a strong turn around in the Real Estate Market for Single Family Homes and Prices remaining consistent and increasing in some cases.

In June there were 35 Single Family Homes Sold (up 3 from May, 2009) in Fort Saskatchewan.

The average selling price in June was $371,107 (which is down $2000 from last month mostly due to more Affordable Single Family Home Selling). Currently In Fort Saskatchewan you are able to get an older single family for between $250,000 - $350,000 and a newer single family home for $350,000 and above.

I expect home sales to stay strong through out July and August and drop off late fall. Based on this I expect little change in home prices…

It has been a busy start of the summer for Real Estate in Fort Saskatchewan with home prices increasing $10,000 from a month ago. Overall the price of a single family home in Fort Saskatchewan has dropped approximately $25,000 from last year (average selling price for a single family home in May 2008 was $399,900).

The real estate market is showing strong signs of a healthy market in Fort Saskatchewan. Over the past weekend I have been in multiple offers for affordable single family homes. Both properties were priced according to the market and attracted large amounts of showings and phone calls in a very short amount of time. This really shows how many interested buyers are anxiously awaiting the Fort Saskatchewan Real Estate Market.
