Investing in a second home can be one of the most exciting purchases. I specialize in recreational property and I couldn't imagine doing anything else. My buyers are here because they want to be not because they "have" to buy a home. Most of our sellers find themselves in sound financial situations and so there isn't the pressure to sell as seen in turbulent real estate markets around the country. That being said, many agents from nearby towns and cities want to sell the recreational markets here because of the volume of sales they see on the mls. The problem is when a buyer is investing in a second home they need an agent that knows the market and the different situations regarding water, utilities, access, and other conditions of the market here.  Whether looking for acreage, remote primitive land or an estate cabin in the woods, buyers need an agent with the knowledge of the different areas to properly service them. Sellers of second homes need an agent that markets their property to the right audience to receive the exposure needed to sell. When a buyer contacts me for assistance in purchasing their primary residence off of the mountain I connect them to a residential agent who can service them properly. Real estate is about connecting buyers and sellers in a professional manner and making sure that their needs are met with upmost importance. When agents misrepresent themselves or a property and a transaction is closed only for the buyer to find out the property wasn't what they expected it makes the real estate industry as a whole leave a sour taste in the mouths of or most important assets, our clients.
