Fort Lauderdale Real Estate Update

Fort Lauderdale, FloridaThe real estate market in Fort Lauderdale, Florida was still soft throughout the month of April although many of the state’s markets saw an easing of the inventory of homes.  In Fort Lauderdale, there was a 21% decrease in sales from April 2006 versus April 2007 with 593 single family homes being sold two months ago as compared to 746 homes a year ago.

The median sale price for single family homes, however, shows a slight improvement from April a year ago. In April 2006, the median sales price for single family Fort Lauderdale Homes was $354,300 and in April of this year the median sales price was $357,000. That is an increase of one percent (+1%).  The median price in March was $374,700.

Fort Lauderdale Real Estate Looking Up!

Fort Lauderdale real estate sales are looking up! The Fort Lauderdale Area Association of Realtors is reporting an 18% increase in single family home sales for March 2007 over the previous month. There's good news for Fort Lauderdale condos as well, reporting a 10% increase in condominium sales for the same period.

Average Sales Price for Fort Lauderdale Homes in March was $511,468. and increase of 15% over February. The Median Sales Price was $374,700, an increase of 7%.

Average Sales Price for a Fort Lauderdale Condo including townhomes and lofts in March was $253,624, an increase of 3% over February. The Median Sales Price remained unchanged at $195,000.

Broward Real Estate Market Looking Up According to Realtor® Association of Greater Fort Lauderdale

FORT LAUDERDALE, Fla. – (January 23, 2007) –  The Greater Fort Lauderdale REALTOR® Association announced the recent real estate statistics from Broward County show signs of strengthening. The positive signs showed up in December when the sales of condo-townhomes increased two percent after a drop in the months of October and November of 2006. In November only 585 condo townhomes were sold, but in December that number rose to 594. The amount of homes sold was not the only thing that increased in December as the average home prices increased from $242,931 to $248,072. Canada Fest 2007
