As I spent 22 years growing up in a swimming pool in Phoenix I've been looking forward to the delivery of The Phoenix condo for awhile. While on vacation in July a soon to be owner in the Phoenix Condo at Clarendon Metro emailed asking me if he should take his condo or walk away from his deposit. Then I got home and another soon to be owner who was scheduled to close the following week called me with the same question. And he had $24,000 on the table that he was prepared to walk away from. So there are some serious issues there regarding closings, legal action, suspect appraisals, etc. at The Phoenix. The most recent account I've heard from....

Overpriced Arlington
Here's one for your overpriced Arlington section! Listing # AR6502900 1021 GARFIELD ST #919 Price: $484,900 This guy must be smoking some good stuff. Most units in this building are going for a miniumum of 10K below original 2005 purchase price. He is asking $60K about his $425K original purchase price. He actually laughably lists that is furnished and one of the pieces of furniture is the 12 bottle Cuisinart wine fridge (retails for $200, check amason.com) Come on! Even if the unit hadn't lost anything since 2005, you would be hard pressed to furnish an 1 bedroom apartment from Pottery Barn and Crate & Barrel (as he states in his CL ad) for $60K!

Jay, I would be careful with this kind of post, you do not want to get sued for libel - "People are saying this, is it true?" is much safer than reporting "This is the way it is" - although it likely makes for interesting reading, it is best to error on the side of caution.
