Reviewing April Real Estate Listings at Wrightsville Beach NC

We are in the spring market of Wrightsville Beach NC. This is when new homes for sale are listing most frequently. So let's take a look at the past 2 weeks and see what we can learn from the listings. For this exercise I'll examine single family homes. A sidenote that is interesting is that on the WRAR -- local Wilmington NC area MLS--single family homes are referred to as stick built modular. I have no idea how they made something so simple that complicated :)

Observations from Recent Houses in Wrightsville Beach North Carolina

  1. the average living area or square feet is 2207
  2. The average list price is $913,000
  3. Almost half of the new listings from past 2 weeks are already under contract -- in Wilmington NC it is described often as Active Contingent or Active Due Diligence instead of Contingent with No Kickout (CONT NKO) as it is in Northern Virginia. So the market is strong again I bet is has been years since it homes went out under contract that fast.
  4. all of the homes had water views either of the Intracoastal Waterway or the ocean. Some of them also have what is referred to as a Sound View--meaning you can hear the ocean.
